Key Responsibilities:

  • Lead and supervise all aspects of tenant improvement projects, from start to completion, ensuring projects are completed on time, within budget, and to high-quality standards.
  • Coordinate daily construction activities, including scheduling, resource allocation, subcontractor management, and problem resolution.
  • Ensure strict adherence to safety protocols, regulatory requirements, and building codes.
  • Act as the primary point of contact for building management, maintaining open communication to address concerns, schedule updates, and mitigate any operational impact on the building.
  • Proactively engage with neighboring tenants to minimize disruptions, manage noise, and maintain good relations during construction.
  • Implement and enforce strategies to mitigate disturbances, including working around business hours and coordinating quiet periods, where necessary.
  • Foster strong working relationships with architects, engineers, subcontractors, and project stakeholders to ensure smooth workflow.
  • Monitor project timelines and work closely with project managers to manage scope changes, risks, and conflicts.
  • Provide regular updates to all stakeholders, ensuring transparency and clear communication throughout the project lifecycle.
  • Ensure site cleanliness, safety, and compliance at all times.

Essential Skills & Qualifications:

  • Proven experience (5+ years) as a Construction Superintendent, specifically in managing large-scale tenant improvement projects within occupied buildings.
  • Strong understanding of building systems, construction processes, and interior finishes.
  • Ability to manage complex projects while minimizing impact on daily building operations and tenants.
  • Excellent communication skills, with the ability to engage and build trust with building management, tenants, and project teams.
  • Experience managing relationships with people of various personalities and navigating challenging interpersonal dynamics.
  • Exceptional problem-solving and decision-making skills, with the ability to handle unexpected issues efficiently.
  • Strong leadership and organizational skills to manage multiple subcontractors, schedules, and deliverables.
  • Knowledge of OSHA and other safety regulations, with a strong commitment to maintaining a safe work environment.
  • Familiarity with project management software and the ability to produce clear, detailed reports and updates.
  • Familiarity with Microsoft Project software and experience creating complex schedules with embedded dependencies and milestones.

Preferred Qualifications:

  • Experience working in high-rise office buildings or other similarly complex environments.
  • Certifications in safety management (e.g., OSHA 30).
  • Proficient in MS Word, MS Excel, MS Outlook, and MS Project.

Work Environment:

This role will involve working in active, occupied office buildings. The superintendent must be comfortable navigating occupied spaces, engaging with tenants, and managing construction activities in ways that minimize disruptions.
