Job Description

Position Purpose: Portfolio Manager

At BGSF, Property Management, we are seeking a skilled Portfolio Manager to oversee the day-to-day management of our multifamily properties. As a key member of our team, you will be responsible for providing exceptional support to property owners, ensuring compliance with regulations, and driving business growth.

Key Responsibilities:

  • Provide day-to-day support to property owners, addressing their queries and concerns related to owner statements, ledgers, late fees, tenant violations, payment plans, and more.
  • Conduct regular calls with owners to discuss their properties and provide updates on key performance indicators.
  • Oversee the management of properties, including rent collection, evictions, lease renewals, move-in and move-out processes, account adjustments, and delinquency calls.
  • Negotiate lease terms and facilitate timely lease renewals to maximize revenue and minimize vacancies.
  • Ensure all necessary notices are posted at properties and that Section 8 and HUD regulations are adhered to.
  • Coordinate with HOA, when applicable, to ensure compliance with regulations and posting of notices.
  • Inspect newly constructed units and create punchlists for the Construction Team to complete before units are deemed ready for rent.
  • Inspect vacated units to verify they are ready for new tenants.
  • Communicate with various teams, vendors, tenants, and owners regarding open work orders.
  • File and track insurance claims, when necessary, in coordination with the Maintenance Team.
  • Produce and distribute reports as needed to inform business decisions.
  • Maintain accurate records related to each property, adhering to company policies and procedures.

Qualifications:

  • Experience in property management or a related field is preferred.
  • Proficiency in using PropertyWare or similar property management software.
  • High-school diploma or equivalent.
  • Excellent customer service skills and the ability to communicate effectively with various stakeholders.
  • Highly organized, efficient, and able to prioritize multiple tasks effectively.
  • Professional appearance and demeanor, with excellent writing and speaking skills.
  • Able to develop and maintain effective working relationships with others.
  • Proficiency in Microsoft Office Suite.
  • Reliable personal transportation, a valid driver's license, and an acceptable driving record.
  • Able to prove coverage of at least the state required minimum of auto liability insurance.
  • Maintain an exemplary record of attendance and punctuality.
