Job Title: Portfolio Manager

As a Portfolio Manager at BGSF, you will play a critical role in providing exceptional support to property owners by addressing their inquiries and concerns related to property management. Your primary responsibility will be to oversee the day-to-day management of properties, ensuring timely rent collection, evictions, lease renewals, and move-in/move-out processes. You will also be responsible for negotiating lease terms, facilitating timely lease renewals, and ensuring compliance with Section 8 and HUD regulations.

Key Responsibilities:
  • Conduct regular calls with owners to discuss property-related matters
  • Oversee the day-to-day management of properties, including rent collection, evictions, lease renewals, and move-in/move-out processes
  • Negotiate lease terms and facilitate timely lease renewals
  • Ensure compliance with Section 8 and HUD regulations
  • Coordinate with HOA, when applicable, regarding posting notices and regulation compliance
  • Inspect newly constructed units and create punch lists for the Construction Team
  • Inspect vacated units to verify they are ready for new tenants
  • Communicate with Construction, Maintenance, Warranty, and Turnover teams, vendors, tenants, and owners regarding open work orders
  • File and track insurance claims, in coordination with the Maintenance Team
  • Produce and distribute reports as needed
  • Maintain records related to each property, adhering to company policies and procedures
Qualifications:
  • Experience in property management or a related field is preferred
  • Experience using Propertyware or similar property management software
  • High-school diploma or equivalent
  • Excellent customer service skills
  • Strong writing and speaking skills
  • Highly organized, efficient, and able to prioritize multiple tasks
  • Professional appearance and demeanor
  • Able to develop and maintain effective working relationships
  • Proficiency in Microsoft Office Suite
  • Possess reliable personal transportation, a valid driver's license, and an acceptable driving record
  • Able to prove coverage of at least the state required minimum of auto liability insurance
  • Maintain an exemplary attendance and punctuality record
