Job Overview

We are in search of a certified residential property supervisor to oversee and manage designated rental properties in the long-term leasing market.

Key Responsibilities

  • Oversee all facets of assigned rental properties
  • Communicate effectively with homeowners, tenants, and service providers, both verbally and in writing
  • Address maintenance inquiries (troubleshoot, create/assign work orders in management software, follow up to ensure completion and invoicing)
  • Foster a positive and productive relationship with property owners and tenants
  • Evaluate tenant applications and make informed approval decisions
  • Negotiate lease agreements promptly and reliably
  • Promote and market available units to attract potential tenants
  • Establish and maintain relationships with vendors for repair services
  • Conduct property evaluations and inspections
  • Authorize and process vendor invoices for necessary maintenance
  • Professionally handle office phone calls and after-hours inquiries
  • Show available properties to prospective tenants and respond to their questions
  • Build relationships with regime managers for condominium complexes

Required Skills

  • Demonstrated experience as a property supervisor
  • Familiarity with the South Carolina Landlord Tenant Act
  • Proficiency in Microsoft Office Suite
  • Experience with property management software, preferably Appfolio
  • Customer-oriented with a focus on financial outcomes
  • Strong interpersonal skills with effective communication abilities
  • Highly organized with exceptional time management capabilities
  • Valid South Carolina Property Manager's License or willingness to obtain one promptly
  • Bachelor's degree preferred; high school diploma required
  • Valid driver's license and ability to utilize personal vehicle for property visits

Education Requirements:

  • High school diploma or equivalent (Required)

Experience Requirements:

  • Property Management: 2 years (Preferred)
  • Customer Service: 2 years (Preferred)

Language Proficiency:

  • Spanish (Preferred)

Licenses/Certifications:

  • Driver's License (Required)
  • Property Manager's License (Preferred)

This is a salaried position, compensation will be based on experience.
