ROLE OVERVIEW:

We are seeking a Residential Property Project Coordinator with a robust background in establishing large, upscale residences. The ideal candidate will possess extensive knowledge in hospitality, operational systems, and property management, ensuring the home and its assets are meticulously maintained while delivering exceptional personal service to the family.

Key Responsibilities:

  • Engage, evaluate, and manage service providers. Assess multiple proposals and oversee budget adherence.
  • Negotiate and oversee contracts, supervise project execution, and validate invoices.
  • Oversee all phases of home reconstruction, from design to scheduling, inspections, and daily contractor management. Ensure projects align with established designs, budgets, and timelines, taking corrective actions as necessary.
  • Review estimates based on comprehensive analysis of proposal specifications.
  • Develop project budgets, maintain cost control metrics, identify financial impacts, and recommend cost-saving measures.
  • Assist in securing design consultancy services and managing design contracts.
  • Direct and coordinate on-site activities, providing daily guidance to on-site personnel.
  • Create actionable plans to meet project needs and conduct regular site evaluations and checklists.
  • Identify and address both exterior and interior property issues.
  • Develop and implement system and procedural protocols.
  • Engage in hands-on maintenance and preventive checks systematically.
  • Establish maintenance and service schedules.
  • Research and advise on all aspects of property upkeep.
  • Ensure a safe working environment for all personnel.
  • Experience in landscaping or horticulture is advantageous. Develop landscaping schedules and supervise grounds maintenance.

QUALIFICATIONS:

  • Bachelor's degree from an accredited institution.
  • 7-10 years of experience in residential construction management, with a thorough understanding of industry practices and standards.
  • Proficient in project accounting, controls (cost, schedule, change management), material management, and contract oversight.
  • Proven track record of delivering projects on time and within budget.
  • Strong knowledge of local, state, and federal building codes.
  • Familiarity with construction practices, labor costs, and material usage.
  • Demonstrated expertise in various home maintenance areas, including carpentry, plumbing, electrical, HVAC, landscaping, and audio/visual systems.
  • Strong leadership skills with the ability to motivate and guide team members.
  • Committed to service excellence with a positive, proactive attitude.
  • Meticulous attention to detail and organizational skills.
  • Willingness to exceed expectations when necessary.
  • Physical capability to lift up to 50 pounds.
  • Eligibility to work in the United States, possessing a valid passport, driver's license, and clean driving record.
  • Ability to pass comprehensive background, credit, and reference checks.
  • Annual flu vaccination required.
