Job Summary

We are seeking a highly skilled and experienced Regional Manager to join our team at American Communities. As a key member of our leadership team, you will be responsible for overseeing the performance and operation of our properties and personnel in an assigned portfolio.

Key Responsibilities
  • Portfolio Management
    • Oversee the overall profitability and financial direction of assigned properties
    • Coordinate and evaluate the performance of properties and personnel
    • Develop and implement strategies to maximize revenue and control expenses
  • Human Resources
    • Recruit, select, and place qualified on-site management personnel
    • Provide leadership and direction for on-site employees
    • Conduct training and coaching sessions to enhance job skills and effectiveness
  • Financial Management
    • Prepare and review annual budgets for approval
    • Analyze monthly statements and variances for each property
    • Approve or disapprove expenditures where expense budgets would be exceeded
  • Business Development
    • Develop and implement business plans to achieve company objectives
    • Support site managers in negotiations with major vendors
    • Make routine inspections of properties to ensure compliance with company policy
  • Special Projects
    • Entertain and tour visitors, such as investors and partners
    • Participate in special assignments as directed by senior management
  • Administration
    • Act as liaison between upper management and site personnel
    • Review and approve salary adjustments for site personnel
    • Ensure operational compliance with management agreements and local, state, and federal laws
  • Marketing
    • Develop and recommend marketing programs to meet property performance objectives
    • Consult and guide on-site managers in adjusting rents and pricing
    • Review market surveys and make pricing and operating adjustments
Requirements
  • College degree in a related field
  • Minimum 5 years supervisory, property management experience
  • Proficient in Word processing, Yardi, Excel, and Word
  • Ability to read and comprehend instructions, correspondence, and memos
  • Ability to effectively present information in one-on-one and small group situations
  • Ability to make and implement decisions under conditions of risk and uncertainty
