Job Purpose:

The Storage Facility Assistant Supervisor is responsible for promoting services to both commercial and individual clients; determining rental pricing; establishing agreements with tenants; managing rent collections; overseeing facility upkeep and systems; ensuring security measures are in place, and enforcing company regulations.

Duties and Responsibilities:
1. Facilitate the rental of self-storage units and the sale of related products (such as boxes and locks) along with additional company services.
2. Deliver exceptional customer service to both new and existing clients. Address all customer inquiries or issues promptly and courteously. Encourage positive online feedback.

3. Process payments for storage fees; reconcile all payment methods at the end of each business day; ensure daily bank deposits are completed.

4. Conduct collection activities for overdue accounts, including making phone calls, sending letters, and preparing auction sale documentation.

5. Compile and submit operational, financial, marketing, and other reports as required by company policy or upon request from the District Manager.

6. Develop and manage the monthly work schedule for store personnel.

7. Maintain the property in a tidy and orderly condition, which includes keeping the exterior grounds free of litter, cleaning storage units, access corridors, customer and employee restrooms, and ensuring overall cleanliness of the facility.

8. Schedule and oversee minor repairs needed at the facility.
9. Inform the District Manager of any necessary repairs, construction issues, or significant maintenance projects.
10. Supervise maintenance staff or third-party contractors during routine maintenance or repair tasks at the facility.
11. Conduct daily visual inspections of the store, promptly identifying and addressing any potential security breaches.

12. Understand basic operational and maintenance requirements for facility systems (including HVAC, fire alarms, security systems, interior and exterior lighting, gate operations, etc.).

13. Perform minor maintenance tasks, such as changing light bulbs and controlling weeds.
14. Implement, adhere to, and enforce compliance with company policies and procedures.
Requirements:
Skills and Qualifications:
- Minimum of 1 year of retail experience preferred.
- At least 1 year of supervisory or leadership experience preferred.
- Self-motivated with excellent time management abilities. Highly productive with minimal supervision.
- Capable of working independently as well as collaboratively in a team setting.
- Flexible work schedule availability, including weekends; punctuality and excellent attendance are essential.
- Strong sales acumen with the ability to understand customer needs, recommend appropriate storage solutions, and identify cross-selling opportunities.
- Superior organizational skills with a commitment to maintaining organized files and workspaces. Attention to detail is crucial for producing accurate and high-quality work.
- Problem-solving abilities, analytical skills, and professionalism are required.
- Proficient in Microsoft Office, email, and general computer skills. Quick to learn new software and programs.
- Present a professional and positive image that reflects well on the organization.
Working Conditions:
This position operates in a clerical office environment. The role regularly utilizes standard office equipment such as computers, phones, photocopiers, and filing cabinets.
The employee may be exposed to both indoor and outdoor environmental conditions.
Physical Requirements:
The role requires close visual acuity for tasks such as preparing and analyzing data, transcribing, viewing computer screens, and extensive reading.

Occasionally exerting up to 20 pounds of force, frequently up to 10 pounds, and a negligible amount of force constantly to move objects.

Positions in this classification typically require fingering, grasping, talking, hearing, seeing, and repetitive motions.

Exposure to hazardous materials found in a home or general office environment may occur.

Use of household cleaning products and disinfectants may be necessary.

This position does not have any supervisory responsibilities.
