As a seasoned professional, you will be responsible for overseeing the day-to-day operations of our commercial real estate portfolio. Your primary focus will be on ensuring the smooth management of our office buildings, while maintaining a positive relationship with our clients and stakeholders.
Key Responsibilities:- Assist in developing and implementing policies, procedures, and programs to ensure the well-managed and well-maintained office buildings.
- Collaborate with senior management to understand and work with clients to determine goals and objectives for the performance of our real estate assets.
- Develop and implement recommendations to position properties to achieve the highest value consistent with our clients' objectives.
- Prepare and report information in a timely fashion to designated staff as set forth by Newmark Knight Frank and our clients.
- Create and develop upgrades to services being provided by the company to exceed client expectations.
- Develop and implement staffing plans and job descriptions as required for assigned sites and promote continuous education for all on-site personnel.
- Oversee the preparation, presentation, and content of the annual operating budget and monthly financial reporting package.
- Calculate and prepare CAM reconciliations and be comfortable with financial/accounting reports.
- Review and approve all annual lease reconciliations and estimates.
- Establish goals and objectives for the performance of on-site staff in meeting set goals and objectives in a timely and efficient manner.
- Prepare employee evaluations and make promotion and compensation recommendations.
- Develop a resource plan with overall accountability for delivering a completed project, meeting customer requirements, within set budgets and schedules.
- Prepare lease abstracts and have final approval authority of all lease abstracts and final document output.
- Review specifications prepared for service contracts and select and award contract services, negotiate vendor agreements, and monitor vendor performance.
- Review and approve payables and receivables as prepared at the site level.
- Review and supervise all accounting output as prepared by the accounting department as required by the property.
- Conduct weekly site visits to review policies and procedures, personnel performance, and approve invoices requiring signature.
- Perform quarterly inspections of all properties contained within the portfolio.
- Develop short and long-range planning for all properties assigned.
- Ensure that all fire, life safety, and other safety programs are established and followed in conjunction with the Environmental Health and Safety Act.
- Maintain a positive image in performing daily work both internally and externally.
- Bachelor's Degree in business or related field.
- RPA and CCIM or CPM certification is a plus.
- Minimum of 5 years' experience in 3rd party commercial property operations, specifically Class-A office.
- Knowledge in all aspects of business including accounting and construction management.
- Experience in MRI and/or Yardi.
- Valid real estate license is required, or must be in process of obtaining a DRE license.
$110,000 - $140,000 annually
The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held.
In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
