General Superintendent - Construction

The General Superintendent oversees all field activities on a project, ensuring adherence to contract stipulations and that all tasks are executed with respect to safety, scheduling, quality, and client satisfaction. The General Superintendent manages the daily coordination of trade contractors and their subcontractors (or self-performed tasks) to guarantee that work meets or surpasses contractual obligations.

Key Responsibilities

  • Assist the Project/Program Manager and Scheduler in formulating project construction timelines that outline material delivery, subcontractor schedules, and comprehensive project plans.
  • Inform the Project/Program Manager of any circumstances that may significantly affect the project timeline.
  • Compile and maintain reports on company policies, procedures, and contract obligations that accurately reflect project status.
  • Document issues and challenges that arise and propose feasible solutions for resolution.
  • Verify the precision of drawing measurements for floors, walls, ceilings, etc.
  • Identify inconsistencies and take corrective measures with the Estimating or Project Manager.
  • Organize the routing and delivery of materials while ensuring job-site security.
  • Co-chair weekly construction meetings with subcontractors, architects, engineers, and other stakeholders to review project progress.
  • Document issues impacting the project timeline or budget and assign resolutions to appropriate team members.
  • Actively work to resolve labor disputes and personnel issues.
  • Escalate unresolved matters to the Project Manager as necessary.
  • Establish strong working relationships with clients, architects, building managers, and engineers.
  • Enforce all building regulations regarding noise, elevator usage, security, etc.
  • Maintain adequate and skilled subcontractor labor teams to ensure timely and quality work.
  • Schedule and coordinate work crews in alignment with project demands.
  • Supervise crew activities to ensure completion according to contract specifications with minimal punch list items.
  • Conduct daily meetings with subcontractors to clarify daily schedules and tasks.
  • Implement necessary measures to keep general conditions within budgeted costs.
  • Review invoices from subcontractors and vendors, recommending approval or modifications to the Project Manager.
  • Document all field changes and 'as-built conditions' weekly.
  • Assist the Project Manager and/or Estimators by reviewing bid documents and estimates from a logistical and field perspective.
  • Examine design documents, specifications, equipment submissions, and shop drawings for functional capabilities and compliance with design requirements.
  • Engage with installing trade contractors and oversee daily construction, start-ups, contractor testing, performance assessments, and related reporting.
  • Assist the Project Manager in preparing plans, schedules, and documentation.
  • Prepare and execute equipment/system protocols and checklists.
  • Develop, document, and communicate work plans regarding field changes, especially concerning long-lead equipment procurement and delivery.
  • Maintain a comprehensive understanding of contract documents to anticipate potential issues.
  • Ensure that contractors and subcontractors secure all necessary construction permits.
  • Guarantee that work is conducted safely and to high-quality standards.
  • Build credibility among owners, trade contractors, and unions by fostering a fair and trustworthy environment.
  • Lead regular work progress and coordination meetings.
  • Maintain daily reports and documentation, updating the project schedule and creating contingency plans as needed.
  • Communicate schedule status, updates, and changes to the project team and manage job site logistics.
  • Oversee final project commissioning and ensure compliance with project close-out procedures.
  • Supervise the project to ensure that KPIs for Safety, Productivity, and Quality are met.
  • Perform other duties as assigned.

Qualifications

  • High school diploma or GED equivalent.
  • 3+ years of relevant experience required.
  • Background check required.

Knowledge, Skills, and Abilities:

  • Experience with USACE.
