The General Superintendent oversees all field operations on a project, ensuring compliance with contract stipulations while maintaining safety, scheduling, quality, and client satisfaction. This role involves directing the daily coordination of trade contractors and their subcontractors (or self-performed work) to guarantee that all tasks meet or exceed contractual obligations.

Key Responsibilities

  • Assist the Project/Program Manager and Scheduler in formulating project construction timelines that outline material delivery, subcontractor schedules, and comprehensive project plans.
  • Inform the Project/Program Manager of any circumstances that may significantly affect the project timeline.
  • Compile and sustain reports on company policies, procedures, and contract requirements that accurately reflect project status.
  • Document issues and challenges that arise and propose viable solutions for resolution.
  • Confirm the precision of drawing measurements for floors, walls, ceilings, etc.
  • Identify inconsistencies and collaborate with the Estimating or Project Manager for corrective measures.
  • Organize the routing and delivery of materials while ensuring job-site security.
  • Co-chair weekly construction meetings with subcontractors, architects, engineers, and other stakeholders to review project progress.
  • Record issues affecting the project timeline or budget and assign resolutions to the appropriate attendees.
  • Proactively address labor disputes and personnel challenges.
  • Escalate unresolved matters to the Project Manager as necessary.
  • Foster effective working relationships with clients, architects, building managers, and engineers.
  • Rigorously enforce all building regulations regarding noise, elevator usage, security, etc.
  • Maintain a skilled and competent labor force as approved to ensure timely and quality project completion.
  • Schedule and coordinate work crews in alignment with project demands.
  • Supervise crew activities to ensure compliance with contractual obligations, minimizing punch list items.
  • Conduct daily meetings with subcontractors to clarify schedules and tasks.
  • Implement measures to maintain general conditions within budgetary constraints.
  • Review subcontractor and vendor invoices, recommending approval or adjustments to the Project Manager.
  • Document all field modifications and 'as-built conditions' weekly.
  • Support the Project Manager and/or Estimators by evaluating bid documents and estimates from a logistical and field perspective.
  • Assess design documents, specifications, equipment submissions, and shop drawings for functional capabilities and compliance with design requirements.
  • Engage with trade contractors, overseeing daily construction, start-ups, contractor testing, performance assessments, and related reporting.
  • Assist in the preparation of plans, schedules, and documentation.
  • Develop and execute equipment/system protocols and checklists.
  • Communicate changes made in the field, particularly concerning long-lead equipment and systems procurement.
  • Maintain a comprehensive understanding of contract documents to anticipate potential issues.
  • Ensure all necessary permits for construction are obtained by contractors and subcontractors.
  • Guarantee that work is conducted safely and to a high standard of quality.
  • Build credibility among clients, trade contractors, and unions by fostering a fair and trustworthy environment.
  • Lead regular progress and coordination meetings.
  • Keep daily reports and documentation, updating the project schedule and implementing contingency plans as needed.
  • Communicate schedule updates and changes to the project team and manage job site logistics.
  • Oversee final project commissioning and ensure compliance with project close-out procedures.
  • Supervise the project to meet KPIs for Safety, Productivity, and Quality (i.e., Contract Compliance).
  • Perform other duties as assigned.

Qualifications

  • High school diploma or GED equivalent.
  • Minimum of 3 years of relevant experience.
  • Background check required.

Knowledge, Skills, and Abilities:

  • Experience with USACE.
