The General Superintendent is accountable for overseeing all field operations on a project, ensuring adherence to contract stipulations, and guaranteeing that all tasks are completed with regard to safety, timelines, quality, and client satisfaction. The General Superintendent manages the daily coordination of trade contractors and their subcontractors (or self-performed tasks) to ensure compliance with contract specifications.

Key Responsibilities

  • Collaborate with the Project/Program Manager and Project Scheduler to develop detailed construction schedules outlining material delivery, subcontractor timelines, and overall project strategies.
  • Inform the Project/Program Manager of any issues that may significantly affect the project timeline.
  • Create and maintain reports on company policies, procedures, and contract obligations that accurately reflect project progress.
  • Document challenges and issues that arise and propose viable solutions for resolution.
  • Confirm the accuracy of measurements in drawings for floors, walls, ceilings, etc.
  • Identify inconsistencies and take corrective measures with the Estimating or Project Manager.
  • Schedule the routing and delivery of materials while ensuring job-site security.
  • Co-facilitate weekly construction meetings with subcontractors, architects, engineers, and other stakeholders to review project status.
  • Record issues that may affect the project timeline or budget and assign resolutions to appropriate attendees.
  • Actively work to resolve labor disputes and personnel issues.
  • Escalate unresolved matters to the Project Manager as necessary.
  • Foster effective working relationships with clients, architects, building managers, and engineers.
  • Enforce all building regulations concerning noise, elevator usage, security, etc.
  • Maintain adequate and skilled subcontractor labor teams as approved to ensure timely and quality work.
  • Schedule and coordinate work crews according to project demands and timelines.
  • Supervise crews to ensure work is completed as per contract specifications with minimal outstanding issues.
  • Conduct daily meetings with subcontractors to ensure understanding of daily schedules and tasks.
  • Take necessary actions to keep general conditions within budgeted costs.
  • Review invoices from subcontractors and vendors, recommending approval or modifications to the Project Manager.
  • Document all field changes and 'as-built conditions' weekly.
  • Assist the Project Manager and/or Estimators by reviewing bid documents and estimates from a logistical and field perspective.
  • Review design documents, specifications, equipment submissions, and shop drawings for functionality and compliance with design requirements.
  • Engage with installing trade contractors, overseeing daily construction, start-ups, contractor testing, performance evaluations, and related reporting.
  • Prepare and/or assist the Project Manager in developing plans, schedules, and documentation.
  • Develop, document, and communicate work plans regarding field changes, particularly concerning long-lead equipment and systems procurement.
  • Maintain a comprehensive understanding of contract documents to anticipate potential issues proactively.
  • Ensure that contractors and subcontractors obtain all necessary construction permits.
  • Guarantee that work is performed safely and to a high standard of quality.
  • Build credibility among owners, trade contractors, and unions by fostering a fair and trustworthy environment.
  • Lead regular work progress and coordination meetings.
  • Maintain daily reports and documentation, updating the project schedule and implementing contingency plans as needed.
  • Communicate schedule updates and changes to the project team and manage job site logistics effectively.
  • Oversee the final project commissioning and ensure compliance with project close-out procedures.
  • Supervise the project to ensure key performance indicators for Safety, Productivity, and Quality (i.e., Contract Compliance) are fully achieved.
  • Perform other duties as assigned.

Qualifications

  • High school diploma or GED equivalent.
  • Minimum of 3 years of relevant experience.
  • Background check required.

Knowledge, Skills, and Abilities:

  • Experience with USACE.
