OVERVIEW OF THE POSITION

The primary focus of this role is to assist the acquisitions division in conducting financial assessments, performing market and sector analysis, preparing documentation, fostering connections, and contributing to the overall acquisition strategy. Key responsibilities include:

KEY RESPONSIBILITIES

  • Maintain and update a comprehensive database of industries, companies, and private equity sponsors for the acquisitions team to pursue.
  • Perform market analysis, including land valuations, rental rates, and comparable sales data to identify potential investment prospects.
  • Collaborate with acquisition officers to gather and prepare initial financial evaluations and real estate insights on prospective deals, including compiling data and creating summary spreadsheets to illustrate financial performance and supportable rents for potential sale-leaseback properties.
  • Assist the acquisitions team in building and sustaining relationships within the net lease brokerage sector.
  • With adequate training and experience, participate in the preliminary screening of net lease broker deal opportunities for potential acquisitions.
  • Support the execution of smaller existing lease transactions that align with NNN's acquisition standards, including preparing and negotiating letters of intent, overseeing third-party reports, collaborating with underwriting, and consulting with legal teams, all under the guidance of a senior acquisitions officer.
  • Refer more complex portfolio and sale-leaseback opportunities to senior acquisitions officers for detailed evaluation and potential execution.
  • Contribute to the preparation of investment packages in collaboration with acquisitions officers and the underwriting team.
  • Assist in the development of pitchbooks and other presentation materials for client engagements.
  • Participate in calls and meetings with prospective clients and current tenants.
  • Track new acquisition opportunities and maintain a list of previously considered deals in coordination with the Head of Acquisitions.
  • Regularly monitor property acquisitions by competitors and prepare quarterly summaries of these transactions for senior management review.
  • Support the acquisition and disposition closing processes as needed.
  • Assist with various special projects as required.

SUPERVISORY ROLE

This position does not involve supervisory responsibilities and does not have direct reports.

EDUCATIONAL BACKGROUND AND EXPERIENCE

A bachelor's degree from an accredited institution, preferably in finance, real estate, or a related field, along with zero to three years of relevant experience, or an equivalent combination of education and experience. Candidates should possess strong analytical, quantitative, and problem-solving skills, with the ability to critically assess and interpret corporate finance concepts, develop financial models, and conduct detailed financial analyses. Proficiency in Excel, Word, and PowerPoint is essential.
