POSITION SUMMARY

The primary function of this role is to assist the acquisitions team in conducting financial assessments, performing market and sector analysis, preparing documentation, fostering relationships, and supporting the comprehensive acquisition process. Key responsibilities include:

KEY RESPONSIBILITIES

  • Maintain and update a comprehensive database of industries, businesses, and private equity sponsors targeted by the acquisitions team.
  • Conduct thorough market analysis, including land valuations, rental rates, and comparable sales data to identify potential investment opportunities.
  • Collaborate closely with acquisition officers to compile and prepare initial financial evaluations and real estate research on prospective deals, including summarizing financial performance and potential rental income for various properties.
  • Assist the acquisitions team in building and sustaining relationships within the net lease brokerage sector.
  • After gaining adequate experience, support the initial assessment of net lease broker opportunities for potential acquisitions.
  • Engage in the execution of smaller lease transactions that align with NNN's acquisition criteria, including preparation and negotiation of letters of intent, monitoring third-party reports, and collaborating with underwriting and legal teams.
  • Refer more complex portfolio and sale-leaseback opportunities to senior acquisition officers for further evaluation.
  • Contribute to the preparation of investment packages in collaboration with acquisition officers and the underwriting team.
  • Assist in the development of pitch materials and presentations for prospective clients.
  • Participate in calls and meetings with potential clients and existing tenants.
  • Track new acquisition opportunities and maintain a record of previously considered deals in conjunction with the Head of Acquisitions.
  • Regularly monitor property acquisitions by competitors and prepare quarterly summaries of these transactions for senior management review.
  • Support the acquisition and disposition closing processes as needed.
  • Assist with various special projects as required.

EDUCATIONAL BACKGROUND AND EXPERIENCE

A bachelor's degree from an accredited institution, preferably in finance, real estate, or a related field, along with zero to three years of relevant experience, or an equivalent combination of education and experience. Candidates should possess strong analytical, quantitative, and problem-solving skills, with the ability to critically assess and interpret corporate finance concepts, create financial models, and conduct detailed financial analyses. Proficiency in Excel, Word, and PowerPoint is required.
