POSITION OVERVIEW

The Escrow Officer acts as the primary liaison for clients, overseeing all elements of the real estate transaction and facilitating communication among involved parties during the escrow closing process. This role requires regular interaction with brokers, real estate agents, builders, attorneys, lenders, and other stakeholders to gather necessary information for transaction completion. As a vital member of our escrow team, the Escrow Officer is responsible for preparing closing statements for both purchase and refinance transactions, coordinating title clearance, verifying tax information from relevant authorities, ordering payoffs from lien holders, arranging subordinations, and scheduling closings. The ideal candidate will possess outstanding communication and interpersonal skills, with a steadfast commitment to surpassing our clients' expectations throughout the escrow experience.

KEY RESPONSIBILITIES

Escrow Account Management:

  • Analyze purchase agreements and other relevant documents to ensure comprehension and adherence to contractual obligations affecting the transaction.
  • Establish and manage escrow accounts for both residential and commercial real estate transactions.
  • Conduct research and draft precise escrow instructions, ensuring compliance with loan documents, state regulations, and industry standards.
  • Collaborate with the disbursement team to accurately process and distribute funds in accordance with legal requirements.
Customer Service:
  • Deliver exceptional service to buyers, sellers, lenders, and other parties involved in the transaction.
  • Assist clients in setting up and troubleshooting online accounts.
  • Address customer complaints and disputes in a professional and timely manner.
Title Insurance Coordination:
  • Examine title commitments to ensure accurate title research and distribution of necessary documents.
  • Work alongside title examination professionals and underwriters to resolve potential issues, claims, or discrepancies that may impact the sale.
  • Request updates for title commitments, tax information, and pay-offs as required.
Document Preparation:
  • Draft settlement statements and closing documents, including closing disclosures and other essential paperwork.
  • Verify the accuracy of all escrow and loan documents.
  • Coordinate the transaction process with real estate agents, lenders, borrowers, buyers, and sellers.
Compliance and Accuracy:
  • Ensure compliance with state regulations, loan terms, and industry best practices.
  • Maintain detailed records and filing systems for escrow accounts.
Team Collaboration:
  • Support the Branch Manager and fellow Escrow Officers to ensure client needs are met across all Sun Title locations.
  • Engage in project teams to further the goals aligned with company initiatives.
  • Perform other duties as assigned.

Required Skills/Abilities:

  • Intermediate proficiency in industry-specific software (ResWare, Proform Select) is preferred.
  • Intermediate proficiency in Microsoft Office 365 (Word, Excel, Outlook, etc.) is required.
Education and Experience:
  • Minimum of a high school diploma or GED is required.
  • Advanced knowledge of real estate transactions and escrow services is preferred.
  • At least 2 years of relevant industry experience is preferred.
  • Valid Title Producer's License, as mandated by applicable state law, is required within one month of hire.
  • Valid Notary Public License, as required by applicable state law, is required within one month of hire.
  • A valid driver's license is required.
Physical Requirements:
  • Prolonged periods of sitting at a desk and working on a computer.
  • Must be able to lift up to 30 pounds occasionally.
  • Ability to drive a vehicle for errands as needed.
