Job Summary

We are seeking a highly skilled and experienced Building Maintenance Specialist to join our team at Clackamas County. As a key member of our facilities operations team, you will be responsible for performing a variety of skilled and semi-skilled building maintenance tasks, including repairs, adjustments, and maintenance of jail and building systems, equipment, and structures.

Key Responsibilities
  • Perform skilled carpentry, security, plumbing, limited electrical, mechanical, or heating, ventilating and air conditioning work, including inspections, diagnoses, maintenance, and repairs.
  • Lead the work of a limited number of assigned lower-level building maintenance staff, including regular, temporary, volunteer, community service workers, and/or jail inmates.
  • Monitor and coordinate work performed under commercial janitorial, HVAC, and various other routine building maintenance contracts.
  • Conduct inspections of buildings, structures, equipment systems, and fixtures, identifying maintenance and repair requirements, documenting conditions, and estimating project time and materials.
  • Respond to, prioritize, and address routine and emergency maintenance and repair service requests, serving as a liaison with customers, contractors, and suppliers.
  • Oversee capital improvement and remodeling projects, including processing ideas, preparing estimates, specifications, cost analysis, and timelines, and ensuring background checks are successfully completed.
  • Set standards for inventory levels and ordering, procuring all materials related to the area of assignment or for facilities, including janitorial, landscape maintenance, and repair supplies, materials, and parts.
  • Coordinate various support services, routine or special events, and meeting room arrangements for assigned buildings, participating as a member of the building safety committee, and acting as a central point of contact for facility safety matters.
  • Assist in budget preparation and administration, preparing cost analyses and making recommendations on the purchase of machinery, equipment, parts, supplies, and materials, monitoring and controlling expenditures, and seeking solutions to budget limitations.
Requirements
  • A minimum of four (4) years of related experience performing a variety of building maintenance support functions.
  • Experience leading the work of others, including training staff, providing direction, and assigning work.
  • Must possess a Limited Building Maintenance Electrician (LBME) license or equivalent, or the ability to perform work under a Supervising Electrician while in training toward licensure.
  • Ability to establish and maintain cooperative working relationships with County staff, service contractors, vendors, customers, and the public.
  • Must be available for after-hours emergency response on a call-out basis as required.
  • Must pass a post-offer, pre-employment drug test.
  • Must pass an extensive background investigation, including national fingerprint records check.
  • Must pass a post-offer physical assessment; accommodation requests will be reviewed on an individual basis in compliance with State and Federal legislation.
  • Driving is required for County business on a regular basis or to accomplish work; incumbents must possess a valid driver's license and possess and maintain an acceptable driving record throughout the course of employment.
Preferred Qualifications
  • Associate Degree in HVAC Maintenance and Repair and/or Building Systems Technology Certificate.
  • State of Oregon DEQ/OSHA approved Class III Asbestos Containing Material (ACM) Worker course/training certificate.
  • Certification as Asbestos Hazard Emergency Response Act (AHERA) Building Inspector for Asbestos.
Working Conditions

Duties require frequent walking, climbing, bending, kneeling, and the ability to lift and carry objects. Incumbents are exposed to a variety of environmental elements, including wind, rain, snow, dust, fumes, and other irritants.

This position is assigned to work in a jail setting involving frequent contact with adults in custody who may exhibit severe antisocial behavior.

Work Schedule

This position works 40 hours during a standard workweek of Monday through Friday. Specific hours of work will be discussed with the candidate selected for this position at the time an offer of employment is extended.

This position is designated as on-site/in-person. It is expected that the selected candidate will perform duties at the specified on-site work location.
