Job Overview

This role is essential in overseeing the maintenance operations for a multifamily residential community. As a key member of the management team, you will ensure that all apartment units and facilities are upheld to the highest standards of quality and safety.

Position Responsibilities:

  • Manage and coordinate maintenance tasks for the community.
  • Establish weekly schedules for service requests and apartment preparations.
  • Collaborate closely with the Property Manager to ensure timely readiness of apartments for viewings.
  • Monitor the performance and progress of maintenance staff.
  • Oversee repairs, replacements, and necessary updates to ensure apartments are move-in ready.
  • Ensure thorough cleaning of all trash from apartments during the make-ready process.
  • Conduct regular inspections of equipment and recommend repairs or replacements as needed.
  • Provide training and support to maintenance team members to enhance their skills.
  • Respond to service requests for occupied apartments in a timely manner.
  • Perform safety audits of the property on a regular basis.
  • Manage inventory and order supplies while adhering to the maintenance budget.
  • Assist the Property Manager in preparing the budget for the upcoming fiscal year.
  • Other responsibilities as assigned.

Qualifications:

  • A minimum of 4 years of experience in multifamily property maintenance or a related field.
  • Proficient in troubleshooting and repairing plumbing, electrical systems, appliances, HVAC, and pool equipment.
  • Preferred certifications include EPA Type II or EPA Universal license.
  • A valid driver's license is mandatory.
  • Availability for on-call emergencies outside regular working hours.
  • High School Diploma or GED is required.

Compensation:

  • Hourly wage ranges from $27 to $29, with opportunities for performance-based bonuses.

Physical Requirements:

To effectively perform the essential functions of this position, the employee must be capable of:

  • Lifting, pushing, and pulling weights up to 100 pounds.
  • Walking the property multiple times daily, potentially covering up to 10 miles.
  • Navigating uneven surfaces and climbing stairs regularly.
  • Visually and audibly detecting signs of emergencies.
  • Engaging in prolonged periods of sitting, standing, reaching, bending, and stooping.
  • Utilizing standard maintenance tools and equipment.
  • Communicating effectively through both written and spoken means.
