Property Manager

Birgo Realty seeks a seasoned Property Manager to oversee the performance of our apartment communities in the Pittsburgh area. As a key member of our team, you will be responsible for maximizing operational efficiency, providing exceptional customer service, and leading leasing efforts.
Key Responsibilities- Operational Performance: Maximize the operational performance of our properties, ensuring they meet our high standards of quality and service.
- Customer Service: Provide prompt, professional, and caring responses to resident inquiries and concerns.
- Leasing: Lead the leasing efforts for your property group, executing or overseeing advertising, applications, showings, walkthroughs, move-ins, and renewals.
- Financial Management: Conduct monthly budget reporting, collaborate with asset management on annual budgets, and approve weekly payables.
- Collections and Delinquencies: Manage collections and delinquencies, including eviction court proceedings.
- Maintenance and Curb Appeal: Oversee the completion of maintenance tasks and enhance the property's curb appeal.
- Team Leadership: Lead, manage, and train your team to achieve the goals of the property group.
- Property Maintenance: Maintain clean and safe properties by resolving tenant complaints, conducting weekly onsite inspections, and enforcing rules of occupancy.
- Vendor Coordination: Coordinate services with external vendors.
- Turnovers and Capital Projects: Set the scope of turnovers and capital projects.
- New Property Onboarding: Lead the onboarding of new properties to the property group, if needed.
- Experience: 5+ years of experience as a property manager, with in-depth knowledge of the Pittsburgh market-rate multifamily real estate industry.
- Skills: Technology savvy, project management, excellent interpersonal skills, strong written, verbal, and persuasive communication skills, organizational skills, time management, and attention to detail.
- Work Style: Servant leader, excited to manage multiple properties and projects simultaneously, careful with rules and comfortable working within established processes, strong commitment to timely and precise work.
- Requirements: Reliable personal transportation and valid driver's license for property visits during business hours and as needed after-hours, available for off-hours leasing and on call, able to ascend/descend stairs and traverse uneven terrain, able to transport up to 25 lbs, able to use a computer for a full workday.
