Role Overview: Acquisition Operations Manager
As the Acquisition Operations Manager, you will oversee the purchasing functions within the division. Your responsibilities will include:
  • Managing bids, coordinating, and drafting specifications and scopes of work for all vertical construction projects.
  • Preparing and overseeing budgets for vertical construction initiatives.
  • Developing and updating policies and procedures related to the Purchasing Department.
  • Assisting in product development by proposing efficient and desirable floor plans in collaboration with community proformas.
  • Staying informed about competitors' offerings, standard features, and options.
  • Creating product specifications for new communities.
  • Collaborating with architects, consultants, and engineers to manage plan statuses and document changes.
  • Compiling bid packages and evaluating bids for new communities or plan modifications.
  • Identifying qualified trade partners who can deliver cost-effective construction solutions.
  • Negotiating contracts with trade partners and approving additional costs.
  • Drafting comprehensive scope of work documents as needed.
  • Coordinating with the Regional Operations Center for contracts, purchase orders, and change orders.
  • Working closely with the Director of Purchasing and staff to assess trade partners.
  • Engaging in national and regional purchasing initiatives.
  • Preparing reports and tracking information for the NetPlus Rebate Program.
  • Assisting with plan changes as directed by the Director of Purchasing.
  • Communicating specifications, options, and quality materials to sales personnel for each new community.
  • Providing cost information for feasibility studies to Forward Planning and Land Acquisition teams.
  • Maintaining approved bid lists and updating budgets monthly or as directed.
  • Performing additional duties as assigned.
Qualifications:
  • Minimum of four (4) years of experience in Purchasing or a related field.
  • High school diploma or GED is required.
  • Valid and unrestricted driver's license.
  • Strong construction knowledge.
  • Excellent verbal and written communication skills.
  • Intermediate proficiency in Microsoft Office (Excel, Word, PowerPoint).
  • Familiarity with JD Edwards accounting software is preferred.
  • Ability to negotiate effectively with trade partners.
  • Detail-oriented with the capacity to manage multiple tasks while meeting deadlines.
  • Strong interpersonal skills, with the ability to mentor and guide Purchasing Analysts and Administrators.
  • Able to accept constructive feedback and work collaboratively.
