Key Responsibilities:

  • Accurately assess labor, equipment, and material expenses for wood frame and various commercial construction initiatives and renovations.
  • Examine architectural drawings and specifications to ascertain quantities and compute pricing.
  • Facilitate subcontractor bidding processes, which includes crafting bid invitations, evaluating incoming bids for scope and pricing, coordinating site visits with subcontractors to discuss project scope, securing competitive pricing from subcontractors and suppliers, and preparing bid presentations.
  • Engage with the lowest bidder for a comprehensive review and ensure bid completeness.
  • Foster and maintain positive relationships with subcontractors and suppliers, including researching and qualifying new partners and maintaining a list of preferred subcontractors and suppliers for client presentations.
  • Attend pre-bid meetings as required.
  • Compile project documentation, material release schedules, client information, project timelines, and other necessary documentation to ensure a consistent flow of information to Project Managers.
  • Present findings to Owners and Architects as necessary.

Qualifications:

  • A minimum of 2 years of relevant estimating experience in commercial construction.
  • A strong enthusiasm for the commercial construction industry.
  • Proficient knowledge of wood frame construction.
  • Ability to read, analyze, and interpret plans and specifications relevant to project scope and timelines within bidding periods.
  • Competence in performing material takeoffs and estimates from plans.
  • Experience with both hard bids and negotiated bids is preferred.
  • Ability to meet strict bid deadlines.
  • Proficient in Excel and On-screen take-off or similar software.
  • Strong communication skills to interact with other professional contractors.
  • A degree or certification in Estimating, Construction Management, or Architecture is highly desirable.
