Job Overview

Position Summary: The Superintendent plays a crucial role in managing the daily maintenance functions of residential or commercial properties. This position involves leading a team of maintenance personnel, ensuring the optimal performance of all building systems, conducting regular inspections, and addressing maintenance or repair issues promptly and effectively.

Primary Responsibilities:

  1. Maintenance Oversight:
    • Direct and execute routine maintenance and repairs on essential building systems, including HVAC, plumbing, electrical, and mechanical components.
    • Perform consistent property inspections to identify and resolve maintenance requirements.
    • Ensure cleanliness and upkeep of all shared spaces, such as lobbies, hallways, and recreational facilities.
  2. Team Leadership:
    • Oversee and mentor a team of maintenance technicians and custodial staff.
    • Provide training and support to maintenance personnel to uphold high-quality standards.
    • Organize and delegate tasks to maintenance staff while monitoring their performance.
  3. Financial and Inventory Management:
    • Administer maintenance budgets, monitor expenditures, and ensure the efficient use of resources.
    • Keep an inventory of maintenance supplies and equipment, reordering as necessary.
    • Solicit quotes and coordinate with contractors for significant repair projects.
  4. Safety and Regulatory Compliance:
    • Guarantee that all maintenance activities adhere to safety standards and building regulations.
    • Maintain detailed records of maintenance tasks, inspections, and repairs.
    • Respond swiftly to emergencies and take necessary actions to minimize damage.
  5. Tenant Relations:
    • Address and resolve maintenance inquiries and issues from residents or tenants promptly.
    • Maintain regular communication with property management and residents to provide updates on maintenance activities.
  6. Additional Responsibilities:
    • Assist with move-in/move-out inspections and collaborate with leasing staff to prepare units for new occupants.
    • Participate in an on-call rotation for after-hours emergencies.
    • Perform other duties as assigned by the Property Manager or Regional Manager.

Qualifications:

  • Experience: A minimum of 5 years in property maintenance or a related field, with at least 2 years in a supervisory capacity.
  • Skills: In-depth knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems. Strong leadership and communication abilities. Capability to manage multiple tasks and priorities effectively.
  • Certifications: Preferred certifications in HVAC, plumbing, or electrical work. OSHA safety certification is advantageous.
  • Education: High school diploma or equivalent; technical or vocational training in a related discipline is preferred.

Physical Requirements:

  • Ability to lift up to 50 pounds and perform physical tasks such as climbing ladders, bending, and standing for extended periods.
  • Availability for on-call hours as required.
