Job Purpose
The Facilities Operations Manager will serve as the primary contact for facilities management, supporting the Manager and the Property Services team in delivering high-quality facility management services across a portfolio of designated buildings. This includes overseeing operations, maintenance, and repairs, as well as managing mechanical, plumbing, electrical, and building services to ensure safe and efficient facilities.
Key Responsibilities
1. **Process Implementation**: Transform functional policies and business objectives into actionable processes that enhance efficiency for National Grid.
2. **Compliance Assurance**: Ensure adherence to Safety, Health, and Environmental (SH&E) standards, as well as corporate policies and internal controls, to safeguard assets and minimize risks.
3. **Resource Management**: Monitor and manage resources, financial forecasting, and ensure operations are executed on schedule and within budget.
4. **Performance Management**: Drive key performance indicators and financial budgets to optimize operational performance aligned with business objectives.
5. **Strategic Development**: Formulate and propose strategic facility management goals for all assigned sites, integrating them into a comprehensive facilities strategy.
6. **Technical Expertise**: Act as an internal expert in specific services such as HVAC, fire protection, and security, providing technical guidance throughout the facilities organization.
Asset Management
Maintain a comprehensive asset management plan that includes:
- Inventory of assets
- Condition assessments with a five-year replacement outlook
- Manufacturer maintenance schedules
- Documentation of operating procedures
Operational Excellence
Utilize technology to manage daily operations, ensuring that facility management teams meet preventive maintenance and work order completion targets. Conduct monthly budget analyses to maintain cost-effective services and clear budget processes.
Stakeholder Engagement
Interact with key stakeholders to understand their expectations and service requirements. Update and support emergency action plans and business continuity strategies, ensuring communication of protocols to relevant parties.
Sustainability Initiatives
Support sustainability efforts related to facilities services, including energy utilization reporting and carbon reduction goals. Manage supply chain operations focusing on vendor management and emerging trends.
Qualifications
- Bachelor's Degree in mechanical engineering, facilities management, or a related field is preferred.
- Five to eight years of experience in facilities or property management, including managing union employees and contractors.
- Comprehensive knowledge of facility management processes, technology, and regulations.
- Experience in managing operational budgets related to facility management.
Compensation
Salary range is competitive and commensurate with experience.
