Job Summary

We are seeking a highly skilled and experienced Superintendent to join our team at Fairstead. As a key member of our maintenance operations team, you will be responsible for ensuring the day-to-day maintenance operations of our properties across the city of New York are running smoothly and efficiently.

Key Responsibilities
  • Inspect buildings and equipment to ensure timely and professional completion of assigned work, identifying needed repairs and capital improvements, and performing necessary preventative maintenance.
  • Implement property maintenance policies and standards to guide other property workers, preventing misuse of property appliances and ensuring compliance with regulatory standards.
  • Ensure properties are safe and free from hazards, implementing measures to prevent accidents and emergencies, and creating exit routes with proper direction.
  • Diagnose and document appliance problems, facilitating prompt repairs for property users' convenience, and repairing minor issues such as light fixtures, clogged toilets, and leakages.
  • Clean and prepare vacated buildings and rooms for new occupants, performing needed repairs as necessary, including minor plumbing, electrical, carpentry, appliance repair, painting, and heating and cooling system maintenance.
  • Check safety systems and devices for operational effectiveness monthly, documenting status and managing correction of deficiencies.
  • Develop and maintain effective working relationships with tenants, vendors, and community agency representatives.
  • Participate in on-call rotation, responding promptly to emergency maintenance problems outside normal working hours, and notifying supervisors of any safety hazards.
  • Maintain inventory of supplies, tools, and equipment, and perform other duties as assigned.
Requirements
  • Mechanical skills, including ability to handle minor repairs and fixtures.
  • Knowledge of electricity, including ability to diagnose electrical problems and perform minor repairs.
  • General maintenance skills, including ability to keep the property organized and tackle maintenance tasks quickly and easily.
  • Strong verbal and written communication skills for effective delivery of information to clients, colleagues, and management.
  • High school diploma or equivalent, with prior experience as a Service Technician or in a similar role.
  • HVAC, CMRP, or equivalent certification preferred.
  • Ability to stand for extended periods, lift 70 pounds without assistance, and travel up to 90% of the time.
  • Dexterity and attention to detail.
