Key Responsibilities:

  • Engage with residents and their guests in a courteous and professional manner.
  • Oversee the work of staff and external contractors, ensuring projects are completed effectively.
  • Manage the employee lifecycle for union staff, including recruitment, training, performance evaluations, and disciplinary actions.
  • Demonstrate the ability to operate and maintain building systems, including preventive maintenance checks on boilers and HVAC systems.
  • Ensure compliance with local, state, and federal regulations regarding building systems.
  • Utilize tools safely and effectively for maintenance tasks.
  • Respond promptly to tenant requests, demonstrating a strong sense of urgency.
  • Inspect vacant units and prepare them for new tenants.
  • Coordinate with management and staff during emergencies.
  • Maintain a safe environment by keeping the building and surrounding areas free of hazards.
  • Manage staff schedules to optimize building performance and submit payroll information accurately.

General Duties:

  • Handle incoming calls and in-person inquiries professionally.
  • Adhere to company policies and union regulations.
  • Prepare for and participate in monthly board meetings.
  • Represent the company with professionalism in appearance and conduct.
  • Communicate effectively, both in writing and verbally, maintaining high standards of professionalism.
  • Fulfill job responsibilities with diligence and quality.
  • Complete required training courses as assigned.

Qualifications:

  • At least 5 years of experience as a Superintendent.
  • Familiarity with BuildingLink and Microsoft Office applications.
  • Strong organizational, interpersonal, and communication skills.
  • Financial skills to manage budgeting and forecasting for building expenses.
  • Ability to thrive in a fast-paced, dynamic environment.
  • Meticulous attention to detail and follow-up.
  • Capacity to manage multiple tasks and work collaboratively.
  • Excellent listening and negotiation abilities.
  • Proactive, energetic, and focused on customer service.
