About Us

Raffle Parking is a comprehensive parking management and consulting firm based in Houston, TX. We currently manage approximately 14 locations with a dedicated team of 10 full-time employees, and we have significant growth prospects ahead.

Our parking management services cater to commercial real estate properties that generate parking revenue. Property owners and managers engage Raffle Parking to oversee all aspects of their parking operations, including revenue collection, marketing, expense management, budgeting, and financial reporting. Our primary objectives are to enhance the experience for garage patrons and to maximize net operating income (NOI) for our clients.

The Role: Facility Operations Supervisor

The Facility Operations Supervisor is responsible for ensuring that all operational elements at their assigned locations align with Raffle and client standards. This role involves managing the business aspects of their locations with support from the Raffle Accounting, Marketing, and Senior Management Teams.

Key Responsibilities:

  1. Maximizing Net Operating Income (NOI): The Facility Operations Supervisor drives revenue and manages operating expenses, ensuring a higher return in NOI for clients. This includes understanding market dynamics, aligning rates with market conditions, collaborating with the Marketing Department to identify new revenue opportunities, and building relationships to execute deals.
  2. Financial Oversight: Budgeting and financial reporting are essential responsibilities. The Facility Operations Supervisor works closely with their Staff Accountant to create annual budgets, adjust projections as needed, and produce monthly financial packages that include variance analysis.
  3. Customer Experience: Providing an exceptional customer service experience is a priority. The Facility Operations Supervisor implements strategies tailored to each location, focusing on responsiveness, assertiveness, and service orientation. Technology plays a crucial role in enhancing customer service, ensuring a seamless parking experience.

Additional Responsibilities:

  • Oversee a team of hourly employees, including scheduling, payroll reporting, and performance evaluations.
  • Maintain facility standards through regular site inspections and oversight of third-party vendor performance.
  • Implement and manage Parking Access & Revenue Control Systems (PARCS) at respective locations.
  • Maintain market rate surveys for specific locations.
  • Build and maintain client relationships, addressing their needs and attending relevant meetings.
  • Execute company initiatives and processes as directed by Senior Management.
  • Perform operational duties as required based on the needs of the assigned locations.
