Position Overview:

The Construction Manager will oversee and manage all phases of residential construction projects, ensuring quality and compliance from start to finish. This role is essential in maintaining high standards and fostering a safe working environment.

Key Responsibilities:

  • Lead and manage all construction activities, including both on-site and off-site development.
  • Ensure adherence to project schedules and inspect trade partner work for quality assurance.
  • Maintain a safe working environment and address any issues as they arise.
  • Verify compliance with local building codes and municipal regulations.
  • Document all changes in the project, including change orders and purchase orders.
  • Conduct inspections and manage all related documentation.
  • Review and approve invoices from trade partners based on completed work.
  • Utilize BuildPro for scheduling and monitor closing dates.
  • Collaborate with the Purchasing Department to manage budgets and evaluate trade partner quality.
  • Work closely with various departments to ensure alignment on plans and specifications.
  • Coordinate with Customer Care Representatives to prepare homes for move-in.
  • Oversee the condition of the community and available inventory homes.
  • Ensure timely completion and delivery of homes in accordance with established timelines.
  • Coordinate with New Home Consultants regarding delivery schedules and occupancy certificates.
  • Confirm that the community aligns with the final plans and documentation.
  • Participate in emergency on-call rotations as required.
  • Ensure compliance with Stormwater regulations at the assigned community.
  • Enhance customer experience throughout the construction process by adhering to established interaction standards.
  • Conduct New Home Orientations with customers prior to closing.
  • Maintain positive relationships with customers post-closing and provide prompt service for warranty issues.
  • Respond to management communications in a timely manner.
  • Perform additional duties as assigned.

Qualifications:

  • Minimum of three (3) years of experience in homebuilding or a related field.
  • High school diploma or GED preferred; equivalent work experience will be considered.
  • Valid driver's license required.
  • Strong knowledge of construction practices and management skills.
  • Proficient in Microsoft Office applications.
  • Excellent writing skills and attention to detail.
  • Demonstrated strong work ethic and integrity.
  • Ability to accept constructive feedback and work collaboratively.
  • Team-oriented mindset.

Physical Requirements:

Must be able to operate a motor vehicle, read blueprints, climb stairs and ladders, walk on uneven surfaces, bend, stoop, reach, lift, and carry equipment weighing over 50 pounds. Occasional operation of construction equipment may be required. Finger dexterity is necessary for operating a computer keyboard and calculator.
