SUMMARY

The Project Manager role is pivotal within our organization. This position entails overseeing the planning, direction, and coordination of activities related to the construction and upkeep of structures, facilities, and systems. The individual will engage in the initial conceptualization of construction projects and manage their organization, scheduling, budgeting, and execution. A key aspect of this role is to support field personnel in their interactions with subcontractors and address any issues that arise on-site. The Project Manager will also hold full financial accountability for the project and must possess a solid understanding of construction financial practices.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Responsibilities include, but are not limited to:

  • Effectively manage the overall project flow from initiation to completion.
  • Review contract and bid documents from estimating; ensure understanding of project scope for turnover.
  • Oversee project document control, ensuring all necessary documentation is completed efficiently.
  • Engage with supervisory personnel, owners, contractors, or design professionals to resolve issues related to work procedures or construction challenges.
  • Plan and coordinate construction activities to meet project deadlines.
  • Prepare and submit budget estimates, progress reports, and cost tracking reports.
  • Conduct inspections to ensure compliance with building codes and safety regulations.
  • Select subcontractors and equipment suppliers in collaboration with engineering and purchasing departments.
  • Ensure accurate distribution of project drawings to field teams.
  • Develop project schedules that outline completion and delivery timelines.
  • Request purchase orders for major equipment and subcontractors, indicating shipping requirements.
  • Facilitate material takeoffs with trade foremen.
  • Organize and participate in meetings with internal and external stakeholders to discuss project progress and address challenges.
  • Assist the accounting department with monthly billing and collections, following up on outstanding balances.
  • Collaborate with foremen to ensure project safety and compliance.
  • Gather information for changes in work and coordinate with estimating for pricing adjustments.
  • Support field personnel in project closeout procedures.
  • Obtain as-built drawings and request CAD files from engineering.
  • Report critical issues to the VP of Construction with recommended solutions.
  • Adhere to all company policies, procedures, and safety programs.
  • Perform additional tasks as required by the company’s needs.

QUALIFICATIONS

To succeed in this role, candidates must demonstrate the ability to fulfill each essential duty satisfactorily. The following qualifications are preferred:

  • Minimum of 5 years of experience in the mechanical or construction industry.
  • High School diploma or GED required; Bachelor’s degree in engineering or construction management preferred.
  • Knowledge of mechanical systems and operations.
  • Familiarity with contract administration and relevant regulations.

COMPUTER SKILLS

  • Proficiency in Microsoft Office applications (Outlook, Word, Excel).
  • Experience with AutoCAD and other construction-related software.
  • Familiarity with project management and document control software.

PHYSICAL DEMANDS

This role requires regular sitting, seeing, talking, and hearing. The employee must be able to use hands for handling objects and tools, and may occasionally lift up to 25 pounds. The ability to navigate job sites is also necessary.

WORK ENVIRONMENT

The work environment may involve sitting for extended periods and traveling to field locations. Employees may be exposed to outdoor conditions and varying noise levels.
