Key Responsibilities:
The Maintenance Technician III oversees the maintenance team.

This role involves supervising staff and ensuring that the facilities are well-maintained by performing various tasks including:

upkeep of the building through minor and routine painting, plumbing, electrical work, construction, janitorial duties, routine appliance maintenance, and other related activities as necessary.

The Maintenance Technician III will guarantee that all repairs are executed promptly and appropriately, ensuring that the buildings and grounds are kept in a clean, orderly, and safe condition.


Primary Duties:

  • Provide general supervision and support for the maintenance team at designated properties.
  • Perform minor and routine maintenance tasks including painting, plumbing, electrical work, construction, janitorial duties, and appliance upkeep as needed.
  • Ensure timely and appropriate handling of all repairs.
  • Initiate, execute, and oversee maintenance projects up to $1,000; prior approval required for projects exceeding $300.
  • Collaborate with the Community Manager to manage all maintenance-related and capital improvement activities within assigned properties.
  • Develop scopes of work for small improvements/services and solicit bids from qualified contractors.
  • Maintain cleanliness of grounds by picking up trash and ensuring breezeways, sidewalks, and landscaping are tidy. This may involve raking, shoveling, pruning, and mowing.
  • Oversee maintenance of sidewalks and parking lots, including snow removal and painting of lines and stencils as required.
  • Prepare and clean vacant apartments to ensure they are ready for new tenants within 5-10 days.
  • Conduct pre-moveout inspections, report findings, and provide cost estimates for necessary repairs to residents.
  • Regularly check smoke detectors, change appliance filters, and perform other inspections as required.
  • Establish and maintain relationships with vendors, negotiate pricing, and keep the vendor list updated.
  • Work with the Property Manager to meet and exceed facility needs.
  • Assist team leaders in implementing policies, standards, procedures, and programs related to property maintenance.
  • Order supplies, purchase tools and equipment (with supervisor approval), and maintain a clean and organized storeroom/shop.
  • Complete maintenance requests and work orders within 3-5 working days and update the Property Maintenance Log daily.
  • Conduct regular preventative maintenance inspections of all units.
  • Notify the Community Manager of safety issues and lease violations.
  • Respond promptly to after-hours calls and complete necessary repairs.
  • Assist in setting specifications, soliciting bids, reviewing contractor qualifications, and monitoring performance for major renovations or repairs.
  • Perform additional duties as assigned.

Education:
Associate degree (A.A.) or equivalent from a two-year college or technical school; or 5-7 years of related experience and/or training; or an equivalent combination of education and experience. CAMT certification preferred.

Certifications and Licenses:
A valid Driver's License and insurance are required.

Language Skills:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to effectively communicate before groups of customers or employees.

Mathematical Skills:
Ability to perform basic arithmetic operations and interpret data presented in various formats.

Reasoning Ability:
Ability to solve practical problems and deal with a variety of concrete variables in situations with limited standardization.

Tool Requirement:
Cascade requires that employees in this Maintenance position supply their own tools to perform maintenance work. A list of required tools must be obtained within 60 days of employment.
