Job Overview:
The Maintenance Technician III plays a crucial role in overseeing the maintenance team.
Key Responsibilities:
The Maintenance Technician III is responsible for supervising maintenance staff and ensuring that the properties are well-maintained. This includes:
Performing minor and routine tasks such as painting, plumbing, electrical work, construction, janitorial duties, and appliance maintenance as needed.
Ensuring that all repairs are completed promptly and effectively, maintaining a clean, orderly, and safe environment for residents.
Core Duties:
- Provide leadership and support to the maintenance team at designated properties.
- Carry out minor and routine maintenance tasks including painting, plumbing, electrical work, and janitorial services.
- Ensure timely and appropriate handling of all repair requests.
- Initiate and oversee maintenance projects with budget limits, requiring prior approval for larger expenses.
- Collaborate with the Community Manager on maintenance and capital improvement initiatives.
- Develop project scopes for minor improvements and solicit bids from qualified contractors.
- Maintain cleanliness of grounds, including trash removal and landscaping upkeep.
- Ensure maintenance of sidewalks and parking areas, including seasonal snow removal and line painting.
- Prepare vacant apartments for new tenants within specified timelines.
- Conduct pre-moveout inspections and provide cost estimates for necessary repairs.
- Regularly check safety equipment and perform routine inspections as required.
- Build and maintain relationships with vendors, negotiating service pricing and managing the vendor list.
- Work closely with the Property Manager to address facility needs effectively.
- Assist in implementing maintenance policies and procedures.
- Order supplies and maintain an organized storeroom.
- Complete maintenance requests within designated timeframes and maintain accurate logs.
- Conduct preventative maintenance inspections regularly.
- Report safety issues and lease violations to the Community Manager.
- Respond to after-hours maintenance emergencies as needed.
- Assist in setting specifications and monitoring contractor performance for major repairs.
- Perform additional duties as assigned.
Qualifications and Physical Requirements:
To excel in this role, candidates must meet the following qualifications:
Education:
Associate degree or equivalent experience in a related field; 5-7 years of relevant experience preferred.
Certifications:
Valid Driver's License and insurance are mandatory.
Skills:
Ability to read and interpret technical documents, write reports, and communicate effectively with various stakeholders.
Mathematical Skills:
Proficiency in basic arithmetic and the ability to interpret data.
Reasoning Ability:
Ability to solve practical problems and interpret various instructions.
Physical Demands:
This role requires regular walking, lifting, and the ability to handle tools and equipment. Candidates must be able to lift 50-75 pounds regularly and occasionally more than 100 pounds.
Tool Requirement:
Candidates must provide their own tools necessary for maintenance tasks within a specified timeframe after employment.
