Key Responsibilities:
The Senior Maintenance Technician oversees the maintenance team.

This role includes supervising staff and ensuring that properties are well-maintained by performing various duties:

Maintain properties through minor and routine tasks such as painting, plumbing, electrical work, construction, janitorial services, and appliance upkeep as needed.

The Senior Maintenance Technician will ensure that all repairs are conducted promptly and effectively, maintaining a clean, orderly, and safe environment.


Core Duties:

  • Provide general supervision and support for the maintenance team at assigned properties.
  • Conduct minor and routine maintenance tasks including painting, plumbing, electrical work, and janitorial services.
  • Ensure timely and appropriate handling of all repair requests.
  • Initiate and oversee maintenance projects up to $1,000; prior management approval required for larger projects.
  • Collaborate with the Community Manager on maintenance-related and capital improvement activities.
  • Develop scopes of work for small projects and solicit bids from qualified contractors.
  • Maintain cleanliness of grounds, including trash removal and landscaping duties.
  • Ensure sidewalks and parking lots are well-maintained, including snow removal and line painting.
  • Prepare vacant apartments for new tenants within a designated timeframe.
  • Conduct pre-moveout inspections and provide cost estimates for necessary repairs.
  • Regularly check and maintain safety equipment, including smoke detectors.
  • Build and maintain relationships with vendors, negotiating pricing and updating the approved vendor list.
  • Work closely with the Property Manager to address facility needs.
  • Assist in implementing policies and procedures related to property maintenance.
  • Order supplies and maintain an organized storeroom/shop.
  • Complete maintenance requests and work orders within a specified timeframe.
  • Perform regular preventative maintenance inspections.
  • Report safety issues and lease violations to the Community Manager.
  • Respond to after-hours maintenance calls as needed.
  • Assist in setting specifications and monitoring contractor performance for major renovations.
  • Other duties as assigned.

Qualifications and Physical Requirements:
To excel in this role, candidates must meet the following qualifications:

Education:
Associate degree or equivalent from a technical school; or 5-7 years of relevant experience; or a combination of education and experience. CAMT certification preferred.

Certifications:
Valid Driver's License and insurance required.

Language Skills:
Ability to read and interpret safety rules, operating instructions, and procedure manuals. Proficient in writing reports and communicating effectively.

Mathematical Skills:
Ability to perform basic arithmetic and interpret data.

Reasoning Ability:
Ability to solve practical problems and interpret various instructions.

Physical Demands:
Regularly required to walk, use hands, reach, climb, and communicate. Must be able to lift and move up to 75 pounds and occasionally more. Specific vision abilities required include close and distance vision.

Tool Requirement:
Cascade requires employees in this maintenance role to provide their own tools necessary for job functions. A list of required tools must be obtained within 60 days of employment.
