About the Role

We are seeking a highly skilled and experienced Building Engineer to join our team at Hines. As a key member of our facilities management team, you will be responsible for maintaining the basic operation and maintenance of all building equipment and systems.

Key Responsibilities
  • Preventive Maintenance and Repairs: Perform routine maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems, including pumps, chillers, boilers, air compressors, and air handling units.
  • System Adjustments and Maintenance: Make adjustments and changes to HVAC and related equipment to maintain established operating criteria within guidelines set by supervisors.
  • General Repairs and Maintenance: Perform general repairs, maintenance, and replacement of building components, including building fixtures and appliances, plumbing, and electrical systems.
  • Water Treatment and Chemical Programs: Participate in water treatment chemical programs established in the property.
  • Log Maintenance and Record Keeping: Maintain operation logs and files, including central plant operations, chemical consumption logs, and other equipment or operation inspection logs specific to the property.
  • HVAC Distribution and Controls: Apply working knowledge and skills in HVAC distribution and controls to make adjustments and/or corrective actions to resolve work orders.
  • Tenant Support: Provide prompt and courteous response to tenant requests within guidelines set by Hines.
  • Team Collaboration: Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member.
  • Emergency Procedures: Demonstrate full competency in all current Hines and property emergency procedures, including assisting with directing building occupants with evacuations, assisting with bomb searches, assisting with life safety system alarms, and assisting emergency authorities and response teams.
  • Fire Alarm and Life Safety Systems: Utilize fire alarm and life safety systems at assigned property and make adjustments as needed.
  • Compliance and Safety: Adhere to all Hines and property policies and procedures and perform all duties in a safe manner, ensuring compliance with city, state, and federal safety and environmental laws, codes, standards, and regulations.
  • Training and Development: Actively participate in required training activities and seminars.
Requirements
  • Education: High school diploma or equivalent from an accredited institution.
  • Experience: Two years of commercial HVAC or related experience.
  • Training: Successful completion of the Hines Introduction to Engineering training program.
  • Knowledge and Skills: Functional knowledge of the Engineering Assessment Guidelines and proficiency in the assigned area(s) of the Guidelines. Ability to read and use all types of testing equipment, analog digital multi-meters, pressure, and temperature indicating and recording devices, air flow measuring devices, and leak detection devices. Knowledge and proper use of basic hand tools, including socket sets, wrenches, pliers, screwdrivers, saws, and hammers. Ability to read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form. Understanding of correct usage of power tools, drill motors, saws, grinder, and impact wrenches. Ability to compute basic mathematical equations for equipment performance testing and building operations. Effective communication skills, both verbally and in writing. Sufficient computer skills to effectively administer required engineering programs. Ability to interact with employees, visitors, and contractors with poise and diplomacy. Calm demeanor in emergency situations. Understanding and application of correct usage of all personal safety equipment. When applicable, obtain required city and/or government licenses or permits.
  • Compensation: $53,040 - $66,300; 3% Bonus Pool.
