**Job Summary**

Capstone Real Estate is seeking a highly skilled and detail-oriented Assistant Manager to join our team. As a key member of our property operations team, you will be responsible for ensuring the smooth day-to-day operations of our community.

**Key Responsibilities:**

  • Collect and process rent, fees, and other payments, and prepare daily bank deposits and monthly close-out reports.
  • Operate the property management software and complete transactions by entering accurate information and completing updates and back-ups to ensure system integrity.
  • Review resident files and accounting records to determine unpaid and/or late fees owed, and communicate with residents regarding outstanding balances.
  • Implement procedures for collecting on delinquencies and enforce the lease to maximize revenue.
  • Review and submit invoices from vendors, contractors, and service providers for payment, and reconcile work performed or products purchased.
  • Follow established procedures related to evictions, including proper notice requirements and representation in court hearings and eviction proceedings.
  • Process resident move-outs by reviewing lease terms and notice requirements, and applying appropriate deposit and lease cancellation fees, if applicable.
  • Act as the on-site supervisor in the absence of the community manager, and organize and delegate daily work, coordinate maintenance and make-ready tasks, and manage the operation of the community in compliance with company policies and procedures.
  • Offer support and assist with leasing, showing apartments to prospects, and complete follow-up and process applications.

**Requirements:**

  • High school diploma or equivalent required.
  • Strong math skills and attention to detail.
  • Valid driver's license required.
  • Ability to pass a thorough background check and drug screen.
