**Key Responsibilities:**

  • Collect and post rent, fees, and other payments, and prepare daily bank deposits and monthly close-out reports.
  • Operate the property management software and complete transactions by entering correctly and completing updates and back-ups to ensure the integrity of the system.
  • Review resident files and accounting records to determine unpaid and/or late fees owed, and communicate with residents regarding outstanding balances.
  • Implement procedures for collecting on delinquencies and enforce the lease to maximize revenue.
  • Review and submit invoices from vendors, contractors, and service providers for payment, and reconcile work performed or products purchased.
  • Follow the Company's established procedures related to evictions, and represent the community as required in court hearings and eviction proceedings.
  • Process resident move-outs by reviewing lease terms and notice requirements, and applying appropriate deposit and lease cancellation fees, if applicable.
  • Act as the on-site supervisor in the absence of the community manager, and organize and delegate daily work, coordinate maintenance and make-ready tasks with the maintenance supervisor, and manage the operation of the community in compliance with Company policies, procedures, and business practices.
  • Offer support and assist with leasing, showing apartments to prospects, and complete follow-up and process the application.

**Requirements:**
