Job Summary

The Maintenance Technician II is a key member of our property management team, responsible for ensuring the inside and outside of our physical structures, units, grounds, amenities, and common areas meet our high standards for cleanliness, appearance, safety, and overall functionality.

Key Responsibilities
  • Service Request Completion: Ensure all service requests are completed in a timely and efficient manner.
  • Community Inspections: Conduct regular inspections of the community and apartments, recording and correcting any deficiencies.
  • Turnover and Maintenance: Complete turnover of vacant apartments and perform any required maintenance to ensure a smooth transition for new residents.
  • Inventory Management: Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance shop, tracking inventory used and returning unused items.
  • Vendor Qualification and Contracting: Identify and qualify potential vendors, bid out contracts and service work as needed, and ensure compliance with company policies.
  • Preventative Maintenance: Conduct ongoing preventative maintenance programs in coordination with the Maintenance Supervisor to ensure the property remains in good repair.
  • Property Inspections: Conduct routine and periodic property inspections to identify safety and risk management concerns, communicate concerns to management, and ensure the property is well-maintained.
  • Work Order Completion: Ensure all work orders are completed and notification is left in apartments after each service is performed.
  • Resident Communication: Deliver notices to residents and ensure excellent customer service.
  • Software Proficiency: Become proficient with property management software and ensure proper entry of all information in the system.
  • Cost Control: Support cost-cutting and expense control programs to ensure the property operates efficiently.
  • On-Call and Emergency Response: Be available to take emergency calls and respond to on-site events as needed.
Requirements
  • Experience: Minimum of 2 years of experience as a Maintenance Technician.
  • Certifications: EPA and CPO certifications are preferred.
  • Skills: Proficient in plumbing, electrical, HVAC, and appliance repairs, with demonstrated ability to manage multiple and complex operational matters daily.
  • Interpersonal Skills: Excellent interpersonal skills and oral presentation skills, with the ability to provide exemplary customer service and help retain existing residents.
  • Availability: Must be available to take emergency calls and respond to on-site events as needed.
