Position Overview:
The Facilities Operations Manager is tasked with ensuring the efficient management, upkeep, and long-term sustainability of the property’s physical assets.

Value Enhancement:
This role is pivotal in enhancing the property’s value by overseeing all assigned personnel and vendor resources to maintain a welcoming, secure, and visually appealing environment for both customers and retailers.

Collaboration:
The Facilities Operations Manager will liaise with various departments, retailers, corporate partners, and regulatory bodies as needed to achieve operational goals.

Corporate Program Compliance:
It is essential for the Facilities Operations Manager to ensure that all corporate initiatives related to property management are effectively implemented and functioning as intended.

Strategic Partnership:
This role collaborates closely with the Senior Manager of Property Management to develop and execute strategic initiatives and other property-related programs as necessary.

Key Responsibilities:

Management of Physical Assets:
1. Supervise all in-house and outsourced service providers to ensure compliance with housekeeping and maintenance agreements.
2. Implement and manage preventative maintenance programs, maintaining accurate logs and records with service providers.
3. Conduct regular inspections of common areas and facilities, reporting findings to the Property Manager.
4. Review operational procedures and provide guidance on mechanical and construction-related matters to ensure adherence to corporate standards.

Energy Management and Sustainability:
1. Oversee the implementation of sustainability initiatives and strategic energy plans aimed at conserving energy, reducing costs, and promoting environmental responsibility.
2. Manage energy management systems to ensure optimal operational efficiency, including the maintenance of physical assets and scheduling of utilities.

Financial Oversight:
1. Assist in developing the annual operations expense forecast and related financial objectives.
2. Review and authorize financial documentation in accordance with company policies.
3. Proactively manage approved budgets, identifying opportunities for enhanced performance and cost savings.

Capital Projects Management:
1. Collaborate with the Property Manager to develop capital expense forecasts and identify planning needs.
2. Maintain documentation for all capital expenditures and oversee construction projects, reporting progress to the Property Manager.

Environmental Health and Safety Programs:
1. Ensure compliance with environmental health and safety regulations, managing all aspects of the safety program.
2. Communicate safety procedures and hazardous material policies to tenants and staff.

Tenant Coordination:
1. Manage tenant buildout projects, serving as the primary liaison among all stakeholders.
2. Maintain knowledge of local building codes and ensure compliance during construction.

Qualifications:
1. A minimum of 7 years of experience in facilities management and commercial construction, preferably within the retail sector.
2. Strong self-motivation and the ability to prioritize tasks effectively.
3. Proficient in Microsoft Office and familiar with property management software.
4. Excellent communication skills, both written and verbal.
5. Ability to read blueprints and manage physical demands of the role.
