About the Role:

The Facilities Operations Manager is instrumental in ensuring the efficient management, upkeep, and long-term sustainability of the property's physical resources. This role is vital in enhancing the overall value of the property, overseeing and guiding team members or contractors to create a welcoming, safe, and visually appealing environment for both customers and retailers.

Key Responsibilities:

Management of Physical Resources

  • Oversee both in-house and outsourced service providers for routine maintenance and housekeeping tasks.
  • Implement and maintain preventative maintenance schedules and documentation with service providers.
  • Ensure all physical resources comply with established standards effectively.
  • Conduct regular assessments of common areas and communicate findings to the Property Manager.
  • Provide operational guidance to ensure compliance with corporate initiatives.
  • Inspect service providers to confirm adherence to contracts and standards.
  • Communicate property policies to tenants to ensure overall compliance.
  • Perform additional duties as assigned.

Sustainability and Energy Management

  • Oversee the implementation of sustainability initiatives and energy management strategies.
  • Manage energy systems to ensure optimal performance and efficiency.
  • Ensure the proper functioning and maintenance of energy systems and related software.
  • Complete other assigned tasks as necessary.

Financial Oversight

  • Assist in the preparation of the annual operational budget.
  • Review and authorize financial documents in accordance with company policy.
  • Manage approved budgets while identifying cost-saving opportunities.
  • Focus on efficient resource utilization and compliance with procurement policies.
  • Perform other financial responsibilities as required.

Capital and CAM Projects

  • Collaborate with the Property Manager to develop expense forecasts.
  • Maintain comprehensive documentation of all project processes.
  • Manage construction projects and contracts, providing updates to the Property Manager.
  • Oversee contract negotiations, approvals, and monitoring.
  • Complete other project-related duties as assigned.

Environmental Health and Safety Programs

  • Ensure the implementation and compliance of EHS programs.
  • Communicate environmental policies to staff and service providers.
  • Lead safety initiatives and enforce safety regulations.
  • Handle additional safety-related responsibilities as needed.

Tenant Coordination

  • Manage construction projects for tenants and landlords.
  • Act as a liaison between the mall team, contractors, and local agencies.
  • Maintain knowledge of building codes and permitting processes.
  • Conduct meetings with contractors to ensure compliance with project specifications.
  • Perform other tenant coordination tasks as required.

Qualifications:

  • A minimum of 7 years of experience in facility management and commercial construction.
  • Highly self-motivated, detail-oriented, and a collaborative team player.
  • Proficient in Microsoft Office and capable of learning internal software systems.
  • Strong communication and leadership abilities.
  • Thorough understanding of property management and construction practices.
  • Self-starter with excellent organizational skills.
  • Valid driver's license and ability to perform physical tasks.

Salary:

Estimated annual salary range of $80,000 - $100,000, with potential for bonuses.
