About the Role

The Property Asset Manager is a critical position at Quantum Real Estate Management LLC, responsible for overseeing the physical and financial performance of our residential properties. This includes maintaining assets, ensuring timely rent payments, and enforcing eviction procedures when necessary.

This role requires strong leadership skills, as you will supervise maintenance staff, office administrative personnel, and leasing teams to ensure seamless operations. You will also assist in preparing management plans, property files, and records, and make recommendations on hiring or firing personnel.

As a key representative of the company, you will handle emergency situations, communicate with stakeholders, and maintain positive relationships with residents. A competitive salary range for this position is $70,000 - $75,000 per year.

Requirements:

  1. Supervise maintenance staff and oversee scheduling of maintenance work, including corrective and preventive maintenance.
  2. Establish rotating schedules for emergency maintenance and make regular follow-up inspections on maintenance work.
  3. Maintain grounds, common areas, and vacant apartment make-readies, recommending repairs, replacements, and improvements as needed.
  4. Ensure timely payment of rents and eliminate lost revenues due to vacancies.
  5. Process eviction notices and enforce evictions for non-payment of rent.
  6. Serve as a company representative for city, county, state, and federal issues affecting property operations.
  7. Assist in budget preparation, monthly management reports, and payroll information submission.
