OVERVIEW

The Senior Project Director will oversee the strategic planning and execution of construction initiatives for retail locations across North America. This position is crucial for ensuring that all projects are completed within the established timelines and budgetary constraints.

KEY RESPONSIBILITIES

  • Manage the comprehensive project lifecycle for retail developments, handling up to 10 projects annually.
  • Collaborate with Real Estate, Store Design, and executive leadership to establish project timelines and key milestones.
  • Review and negotiate Landlord Work Letters prior to lease finalization.
  • Participate in Landlord Kick-off meetings to align on project requirements and expectations.
  • Work alongside Store Design and Expeditors to prepare necessary documentation for submission to Building Departments.
  • Evaluate and refine Preliminary Design Sets to ensure clarity in scope and details, while identifying long lead materials and potential project risks.
  • Oversee the bidding process and contractor/vendor selection.
  • Establish and maintain relationships with Landlord representatives to facilitate construction commencement and clarify spatial conditions as per lease agreements.
  • Develop and communicate the Vendor Delivery Schedule (VDS) to synchronize owner-supplied materials with the construction timeline.
  • Manage all external vendor relationships throughout the construction phase.
  • Review and authorize project Shop Drawings and Submittals.
  • Lead weekly Owner-Architect-Contractor (OAC) meetings to discuss project progress with stakeholders.
  • Assess and approve contractor payment requests and supplier invoices.
  • Evaluate potential Change Orders from contractors and suppliers, providing recommendations for approval.
  • Collaborate with the Construction Finance Manager to ensure accurate budget forecasting.
  • Coordinate with internal teams including Operations, IT, Finance, Marketing, and Facilities to promote collaboration throughout the project lifecycle.
  • Conduct regular site visits to ensure adherence to quality standards and project timelines.
  • Create and manage punch lists for contractors, ensuring timely resolution of outstanding issues.
  • Support the New Store Opening team during the merchandising phase.
  • Collect all final closeout documents and lien waivers necessary for Tenant Allowance requests.
  • Provide ongoing feedback on construction details, designs, and methodologies to enhance efficiency and cost-effectiveness.
  • Maintain comprehensive project files for all correspondence and documentation.
  • Willingness to travel frequently, up to 30% of the time.

QUALIFICATIONS

  • 6-8 years of experience in project management within the specialty or luxury retail sector.
  • Proven ability to manage multiple projects at various stages of development simultaneously.
  • Strong understanding of labor and material costs, along with best practices in retail construction.
  • Excellent verbal and written communication skills.
  • Familiarity with Project Management Software (e.g., Procore, PlanGrid).
  • Experience in a fast-paced work environment.
  • Exceptional organizational skills and attention to detail.
  • Proactive, positive, and professional demeanor.
  • Ability to handle sensitive tasks with discretion and professionalism.
