POSITION SUMMARY
The Senior Project Manager is dedicated to advancing SoLa's mission of providing affordable housing and is committed to achieving both immediate and long-term objectives. This role involves overseeing the entire construction lifecycle, from pre-construction planning to project completion, specifically for ground-up, multi-family affordable housing developments. The Senior Project Manager will ensure the effective implementation of SoLa's standardized construction processes and delivery methods, focusing on budget adherence, scheduling, quality control, and enhancing the user experience.

  • Currently managing over 1,300 units in various stages of construction.
  • Over 900 units are permitted and poised to commence construction.
  • 600 units are projected for occupancy.
  • 800 units are scheduled for completion in the following year.
  • 1,000 units are anticipated for completion in the subsequent year.

*Compensation Range: $160,000-$200,000*

KEY RESPONSIBILITIES

  • Direct and manage a project-oriented construction management team, including project engineers and administrative staff, throughout the construction process.
  • Oversee the GMP bidding process and assist in the selection of qualified general contractors.
  • Coordinate with key stakeholders, including regulatory authorities and utility companies, to ensure a smooth construction process.
  • Conduct regular status meetings to optimize workflow and maintain quality standards.
  • Ensure construction projects are delivered on time and within budget, aligned with SoLa's mission.
  • Perform site visits to verify compliance with contract terms and project specifications.
  • Manage project budgets and schedules, proactively addressing potential issues.
  • Develop and maintain comprehensive scheduling and budget tracking tools.
  • Provide regular updates on project metrics and milestones.
  • Collaborate with various departments to ensure cohesive project execution.
  • Work closely with contractors to monitor and control construction costs.
  • Implement strategies to minimize expenses and streamline construction timelines.
  • Offer guidance and mentorship to project team members on technical and project-related challenges.

EDUCATION & EXPERIENCE

  • Bachelor's degree in Construction Management, Architecture, or a related field.
  • At least 10 years of experience in construction project management, particularly in multifamily or hospitality sectors.
  • Proven experience managing multiple large-scale projects.
  • Experience with project budgets ranging from $50 million to over $200 million.
  • Experience in managing mixed-use and high-rise construction projects.
  • Familiarity with modular construction is preferred.
  • Experience leading value engineering initiatives.
  • Audit experience is a plus.
  • Experience with project phasing is required.
  • Knowledge of multifamily building codes, including ASHRAE, Title 24, CalGreen, NFPA, and ADA.
  • Understanding of the permitting process is beneficial.

SKILLS & ABILITIES

  • Proficient in Procore Construction Management software, G Suite applications, and MS Office Suite, including Project/Planner and Visio.
  • Excellent time management skills with the ability to prioritize multiple tasks.
  • Highly organized, proactive, and detail-oriented with strong critical thinking abilities.
  • Ability to exercise discretion and independent judgment.
  • Effective communication skills, with the ability to present information clearly.
