OVERVIEW

The Senior Project Manager for Construction will take the lead in planning and executing the buildout of designated projects across North America. This position is accountable for overseeing and managing all General Contractors, suppliers, and service providers to ensure projects are completed on schedule and within budget.

RESPONSIBILITIES

  • Oversee the complete project management lifecycle for assigned retail projects across North America (up to 10 projects annually).
  • Collaborate with Real Estate, Store Design, and leadership to establish project milestones and overall timelines.
  • Review and assist in negotiating Landlord Work Letters prior to lease signing.
  • Participate in Landlord Kick-off calls to ensure alignment on Landlord work and project-specific requirements.
  • Work alongside Store Design and Expeditors to prepare necessary documents for submission to relevant Building Departments.
  • Examine and revise Preliminary Design Sets to ensure accurate scope and details, while identifying long lead materials and potential project risks.
  • Manage the bidding and selection process with contractors and vendors.
  • Establish and maintain relationships with Landlord representatives to initiate construction, identify spatial conditions against lease exhibits, and understand store opening requirements.
  • Create and communicate the Vendor Delivery Schedule (VDS) to coordinate all owner-supplied materials with the General Contractor's construction schedule.
  • Manage and uphold all external vendor relationships throughout the construction phase.
  • Review and approve project Shop Drawings and Submittals.
  • Lead weekly Owner-Architect-Contractor (OAC) meetings to discuss project status with all stakeholders.
  • Review and approve General Contractor Payment Applications and supplier invoices.
  • Evaluate and validate potential Change Orders from General Contractors and suppliers, providing recommendations for approval.
  • Collaborate with the Construction Finance Manager to maintain accurate and timely budget forecasts.
  • Coordinate with internal Operations, IT, Finance, Marketing, and Facilities teams to ensure cross-functional collaboration throughout the project lifecycle.
  • Conduct periodic site visits to ensure projects meet quality and schedule expectations.
  • Generate punch lists for contractors and monitor their timely completion.
  • Support the New Store Opening team during the merchandising phase.
  • Collect all final closeout documents and lien waivers necessary for Tenant Allowance request packages.
  • Provide ongoing feedback on details, designs, and construction methods to enhance schedules and reduce build-out costs.
  • Maintain a comprehensive project file for all correspondence, transmittals, emails, etc.
  • Frequent travel may be required - up to 30%.

QUALIFICATIONS

  • 6-8 years of project management experience in specialty or luxury retail.
  • Ability to manage multiple projects simultaneously at various stages of development.
  • Knowledge of labor and material costs, along with best practices in the retail construction sector.
  • Strong verbal and written communication skills.
  • Experience with Project Management Software (e.g., Procore, PlanGrid, etc.).
  • Proficient in working in a fast-paced environment.
  • Excellent organizational skills and attention to detail.
  • Proactive, positive, and professional demeanor.
  • Ability to perform tasks with discretion, poise, and confidentiality.
