POSITION SUMMARY...

As the MAINTENANCE MANAGER, you will oversee the comprehensive management of all operational, financial, and administrative functions related to the engineering department. Your primary focus will be ensuring the safety and efficiency of the property in alignment with corporate standards and applicable regulations.

A successful Maintenance Manager will demonstrate a hands-on approach to problem-solving while leading the execution of preventive maintenance and repairs. You will monitor critical systems and utilities, ensuring compliance with safety standards and regulations to safeguard assets, guests, and staff. Additionally, you will supervise daily operations and recommend procedural enhancements while managing expenses effectively.

Key Responsibilities:

  • Adhere to all management standards set by IR Management LLC.
  • Oversee contracts related to HVAC, elevators, fire systems, plumbing, and landscaping.
  • Manage snow removal contracts and ensure all mechanical systems are operational.
  • Implement safe working practices and maintain awareness of all MSDS products used on-site.
  • Develop and sustain preventive maintenance programs with thorough documentation.
  • Facilitate ongoing communication with all departments.
  • Control labor costs and expenses per occupied room.
  • Procure necessary supplies for daily operations.
  • Ensure all building repairs are conducted efficiently.
  • Maintain a safe and equitable work environment.
  • Direct the efforts of engineering and other departments, including housekeeping and facilities.
  • Perform additional duties as assigned.

Qualifications:

  • Proven ability to perform essential job functions satisfactorily.
  • Strong reading comprehension and writing skills for effective communication.
  • Mathematical proficiency for calculations related to discounts, commissions, and measurements.
  • Ability to apply logical reasoning to follow instructions and solve problems.

Physical Requirements:

  • Regularly required to stand, walk, sit, and use hands.
  • Occasionally required to stoop, kneel, crouch, or climb.
  • Must be able to lift and/or move up to 30 pounds.
  • Flexibility to work evenings and weekends as needed.
