Hourly Rate: $20.00/hour + Depending on Experience

Schedule: Monday to Friday, occasional Saturday from 8:00 AM to 4:30 PM

Position Overview:
The Facilities Maintenance Specialist plays a vital role in supporting the maintenance team by overseeing maintenance invoices, vendor relations, spare parts, and supplies, as well as coordinating scheduled maintenance and repairs.
Key Responsibilities:
  • Generate maintenance purchase orders and manage the restocking of spare parts through all stages, including requests, receipts, and inventory management via the company's CMMS (Computerized Maintenance Management System). Monitor, expedite, and document the status of all pending purchase orders and provide regular updates and reports.
  • Oversee vendor management, assess pricing, and lead times while ensuring compliance with quality standards and specifications.
  • Conduct cycle counts to verify physical inventories and recommend adjustments to optimize inventory levels and prevent shortages. Anticipate parts purchasing needs based on historical usage data.
  • Maintain an organized and clean workspace for all parts and materials, adhering to high housekeeping standards. Implement space management strategies to ensure safe and orderly storage of materials in line with effective material handling and inventory control practices.
  • Collaborate across departments to plan and schedule third-party equipment services, preventative maintenance, corrective repairs, and rebuilds. Review and manage active work order statuses to ensure proper prioritization and transparency.
  • Receive and evaluate incoming work requests, identify scope, and analyze planning requirements. Prioritize, review, and refine work plans to ensure quality, efficiency, and accuracy. Organize staging and kitting of parts and materials as necessary.
  • Identify and coordinate essential steps and resources needed to complete assigned tasks in a timely manner. Resources may include tools, equipment, permits, drawings, manuals, work scope, job instructions, operating conditions, and safety considerations.
  • Prepare and distribute daily, weekly, and monthly KPI (Key Performance Indicators) reports, covering expenses, preventive maintenance compliance, downtime, work order backlog, inventory cycle counts, and turnover rates.
Education Required:
High School diploma or GED is mandatory.
Experience Required:
1-3 months of relevant experience and/or training.
Preferred Experience:
  • Data entry proficiency
  • Inventory management expertise
  • Planning and scheduling capabilities
  • Familiarity with Lean Manufacturing principles is advantageous
Technical Skills and Abilities:
  • Basic computer skills and proficiency in MS Outlook
  • Excellent listening and communication abilities
  • Capability to plan and organize tasks for optimal efficiency
  • Adept at reading and understanding simple instructions, short correspondence, and memos
  • Effectively communicate information in one-on-one and small group settings
  • Ability to follow detailed written or verbal instructions
  • Handle problems involving a few concrete variables in standardized situations
  • Proficient in Internet software; Excel and Microsoft Word
  • Strong mechanical aptitude is preferred
