Lead Property Operations Manager Location:

Compensation:
$80,000-90,000 annually + 20% housing discount

Work Schedule:

Overview of the Lead Property Operations Manager Role:
The Lead Property Operations Manager is tasked with overseeing the comprehensive management of multiple properties or a significant property. This role is essential in ensuring streamlined operations, managing vendor agreements, maintenance oversight, lease management, and monthly performance reporting. Additionally, this position is pivotal in fostering a positive environment for residents, team members, and stakeholders.

Key Responsibilities:

Supervise the daily operations of the property or properties, focusing on resident satisfaction and retention, managing the complete resident lifecycle (including lease management, rent collection, and delinquency resolution), property financial performance, and marketing strategies in alignment with company standards.

Ensure client satisfaction and deliver exceptional customer service experiences.
Oversee recruitment, interviewing, performance feedback, and hiring processes.

Foster a work environment that encourages associates to excel by articulating a shared vision and providing guidance and development opportunities.

Implement the strategic marketing initiatives to attract and retain residents.
Comprehend the operational guidelines outlined in the property management agreement.

Address resident concerns and serve as a liaison between residents and the corporate office regarding common area maintenance and enforcement of property rules and regulations.

Enhance professional and technical knowledge by participating in educational workshops, reviewing industry publications, and building professional networks.
Develop and execute site-specific emergency response and evacuation plans.
Oversee property and associate safety records, manage property loss claims, and lead risk management efforts.
Perform additional duties as assigned.

Qualifications and Experience:
A high school diploma is mandatory; a Bachelor's degree is preferred.
Minimum of three years of experience in property management is required.
At least two years of direct supervisory experience is necessary.
Familiarity with resident rental lifecycle processes is essential.
A real estate license is highly preferred; if not held, it must be obtained within four months of employment.
Experience with Yardi Voyager or a similar property management system is advantageous.

Skills and Competencies:
Exceptional organizational and time-management abilities.
Strong interpersonal skills to communicate effectively with all management levels.
Intermediate proficiency in Microsoft Office Suite, including Outlook, Word, PowerPoint, and Excel.
Discretion in handling confidential information is crucial.
Ability to work autonomously and prioritize tasks effectively in a dynamic environment with a sense of urgency.
Capability to articulate technical issues with clarity and precision.
Proficiency in reading, writing, and conversing in English.
Ability to operate standard office equipment, such as telephones, fax machines, printers, copiers, and key tracking systems.
Outstanding customer service and interpersonal skills with the ability to connect with others.
Competence in managing and diffusing challenging situations involving upset individuals.
Must maintain a valid driver's license, a clean driving record, and current auto insurance.
Compliance with all safety protocols is required.

Completion of Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment is mandatory.
