We are seeking a committed, career-oriented individual to take on the role of Property Operations Supervisor for a distinguished property in Phoenix, AZ.

The Property Operations Supervisor plays a crucial role in supporting the Community Manager in the effective oversight of the designated property. Responsibilities may include maintaining daily, weekly, and monthly reports, bookkeeping, and ensuring accurate reporting of rents and deposits received. In the absence of the Community Manager, the Property Operations Supervisor will assume managerial duties and all responsibilities associated with achieving property objectives. Success will be evaluated by the Community Manager based on reliability, excellence in customer service, high occupancy rates, sound judgment, and the ability to handle challenging situations with professionalism while interacting courteously with residents, vendors, and staff.

Key Responsibilities

  • Maintain precise resident records, conducting daily reviews of all rents, deposits, and application fees received. Issue necessary late payment, eviction, and returned check notices.
  • Oversee daily bank deposits of all receipts prior to the bank's closing.
  • Ensure timely collection and posting of rents according to policy and procedure manuals, reporting all deposits promptly.
  • Manage evictions, utility cut-offs, and landlord liens as required for delinquent rents.
  • Foster a positive customer service attitude.
  • Conduct physical inspections of the property while on-site, addressing litter and reporting service needs to maintenance staff.
  • Inspect move-outs and vacancies as needed.
  • Possess comprehensive knowledge of all aspects of leasing and resident retention.
  • Assist with lease renewals on a monthly basis.
  • Welcome prospective clients, conduct property tours, and perform leasing duties as required.
  • Handle incoming phone calls from prospective and current residents, vendors, and suppliers.
  • Stay informed about local market conditions and trends.
  • Organize, update, and file all required reports daily.
  • Review and process all lease, move-in, and move-out documentation.
  • Manage security deposit move-out reports.
  • Coordinate service requests from residents, directing them to maintenance and following up upon completion.
Qualifications
  • High school diploma and at least one year of experience in on-site property management.
  • Ability to perform intermediate-level mathematical calculations.
  • Familiarity with computer programs, including word processing and rental management systems.
  • Strong reasoning skills, capable of applying logical principles to define problems, gather relevant data, establish facts, draw valid conclusions, and initiate appropriate actions.
  • Excellent verbal and written communication skills in English, with the ability to convey ideas and goals effectively to a diverse audience.
  • Strong organizational and prioritization skills.
  • Punctual and dependable.
  • Must possess a valid driver's license and proof of insurance.
