Job Overview

The Regional Operations Manager is accountable for overseeing the operational success of a collection of residential communities. This role ensures that each property achieves optimal operational and financial performance, which includes managing personnel, collections, resident services, maintenance, revenue enhancement, and capital improvements.

Key Responsibilities

1. Identify and implement strategies to enhance controllable net operating income through targeted programs aimed at achieving financial and operational goals.

2. Analyze current market trends and economic factors affecting the communities, developing both short-term and long-term marketing strategies to boost occupancy rates.

3. Oversee the enforcement of policies and procedures that govern daily operations.

4. Collaborate with community teams to meet or exceed district objectives and organizational expectations.

5. Address and resolve escalated customer service issues effectively.

6. Foster a culture of quality service among residents, implementing retention programs to enhance resident satisfaction.

7. Conduct regular site inspections to ensure properties meet company standards for appearance, safety, and cleanliness.

8. Generate administrative and financial reports as required.

9. Develop emergency action plans for properties.

10. Recruit, train, and develop staff to reach their full potential.

11. Supervise direct reports in alignment with company policies.

12. Monitor staff performance, conducting reviews and addressing any performance issues.

13. Approve time records and manage requests for time off.

14. Assist staff in resolving job-related concerns and performance standards.

15. Manage community operations and staffing, providing coverage as necessary.

16. Cultivate a leadership style that promotes a motivated and engaged team.

17. Adhere to all company policies and procedures related to employment.

18. Commit to embodying UDR values in all actions.

19. Perform additional duties as assigned.

Performance Requirements

Strong understanding of organizational policies and procedures, business concepts, and strategic decision-making principles. Proven ability to prioritize effectively and manage resources efficiently. Excellent project planning and management skills, with the ability to analyze operations and propose innovative solutions.

Education and Experience

1. Bachelor’s Degree in Business or a related field is preferred; equivalent experience in residential properties or rental operations is acceptable.

2. A minimum of four to six years of supervisory experience in residential properties or related operations is required.

3. Experience in strategic planning, financial analysis, or operational management within the real estate sector is essential.

4. Proficiency in OneSite or similar property management software is necessary.
