Job Overview

Position Objective: As a Regional Real Estate Manager, you will play a crucial role in implementing operational strategies by guiding team members across a portfolio of properties. Your focus will be on adhering to policies, procedures, and practices that empower each property to achieve and surpass financial targets and performance goals.

*This role entails overseeing the leadership and effectiveness of a portfolio of communities within a specified market. Responsibilities may evolve based on changes in unit counts, community additions or reductions, and the strategic vision of the organization.

Key Responsibilities: The following responsibilities are essential to the role and may be modified as needed:

  • Oversee the financial and operational performance of the assigned portfolio, identifying performance indicators and guiding the creation of action plans to address any deficiencies or capitalize on opportunities to ensure the portfolio meets its objectives.
  • Lead a team of community managers by recruiting, hiring, and developing team members, while managing their performance in alignment with company policies and effective business practices.
  • Ensure that the properties maintain established standards through regular site inspections, addressing concerns, and submitting requests for capital improvements as necessary.
  • Develop annual budgets for the assigned portfolio and monitor the achievement of budgetary goals by analyzing financial statements, reconciling monthly reports against approved budgets, and addressing any financial discrepancies.
  • Analyze market data to identify emerging trends that could affect portfolio performance, collaborating with community managers and other departments to devise and implement strategies that enhance occupancy and revenue.
  • Coordinate activities and services from vendors and contractors by assessing needs, negotiating contracts, monitoring progress, processing invoices, and ensuring effective communication among project team members.
  • Stay informed about current technological advancements, processes, and industry standards by attending relevant training, conducting research, or subscribing to professional publications.

Qualifications: Candidates must demonstrate the following knowledge, skills, and abilities:

  • A minimum of five years of regional experience managing a diverse multifamily portfolio, including various community styles.
  • Exceptional interpersonal and written communication skills, with the ability to listen, empathize, convey confidence, provide outstanding service, and resolve conflicts effectively.
  • Strong judgment and prioritization skills, with a proven track record in operational excellence and the ability to initiate new projects within the portfolio.
  • Demonstrated leadership presence, serving as a trusted mentor to team members and fostering a collaborative work environment.
  • Articulate and persuasive communication skills, both verbal and written, with a well-organized thought process.
  • Proficient in problem-solving, capable of multitasking to manage competing demands, and adept at handling unexpected changes.
  • Attention to detail and thoroughness, ensuring quality and timely completion of tasks.
  • Ability to maintain professional relationships with external vendors and clients, consistently exhibiting a professional demeanor.
  • Adherence to all company policies and procedures.
  • Willingness to travel as necessary.
