Job Overview

Position Summary:
Calibrate Property Management is in search of a skilled maintenance technician to oversee operations at our residential properties. This role is essential for ensuring the upkeep and functionality of our facilities.

Key Responsibilities:
  • Maintenance Management: Prioritize, schedule, and execute maintenance requests efficiently.
  • Inventory Control: Order necessary maintenance materials, supplies, and parts as needed.
  • Unit Turnovers: Ensure timely completion of unit turnovers.
  • Team Supervision: Oversee maintenance staff, including technicians, housekeepers, and groundskeepers.
  • Performance Evaluation: Conduct performance reviews and provide guidance to team members.
  • Preventative Maintenance: Implement and manage a preventative maintenance program to uphold property standards.
  • Service Requests: Ensure all service requests are addressed promptly, leaving notices for residents.
  • Reporting: Complete necessary reports as required by management.
  • Supply Management: Inform management of any supplies or parts needed for service requests.
Preventative Maintenance Duties:

Regularly inspect grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment to maintain safety and functionality.

Emergency Maintenance Responsibilities:

Provide backup support for on-call personnel and ensure an alternative technician is available. Conduct monthly safety meetings with staff and maintain storage and maintenance areas according to company standards.

Qualifications:

Education:
High school diploma or equivalent is required. A valid driver's license is necessary if driving is part of the job duties.

Experience:
Recent experience in residential property maintenance is essential. Previous supervisory experience is preferred.

Knowledge, Skills, and Abilities:
Extensive knowledge of carpentry, roofing, and general construction is required. Excellent communication skills are a must.

Mental & Physical Demands:

This role requires the ability to focus on intricate details with moderate interruptions. It is a supervisory position with light physical demands, including the ability to sit, stand, walk, and occasionally lift up to 25 pounds.

Working Conditions:

The position is primarily in a controlled office environment with natural and artificial lighting, while outdoor activities may require exposure to varying weather conditions.
