Position Summary:
Calibrate Property Management is in search of a skilled maintenance technician for our residential properties. This role is essential for ensuring the upkeep and functionality of our facilities.

Key Responsibilities:
  • Maintenance Management: Prioritize, schedule, and execute maintenance requests efficiently.
  • Inventory Control: Order necessary maintenance materials, supplies, and parts.
  • Unit Turnovers: Complete unit turnovers promptly and effectively.
  • Team Leadership: Supervise maintenance staff, including technicians, housekeepers, and groundskeepers.
  • Performance Oversight: Conduct performance evaluations and provide guidance to team members.
  • Preventative Maintenance: Implement and manage a preventative maintenance program.
  • Service Requests: Ensure all service requests are addressed in a timely manner and that residents are informed.
  • Reporting: Complete necessary reports as required by management.
  • Supply Management: Notify management of any supplies or parts needed to fulfill service requests.
Preventative Maintenance Duties:

Regularly inspect grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment to ensure optimal operation.

Emergency Maintenance Responsibilities:

Provide backup support for on-call personnel and ensure an alternative technician is designated when necessary. Conduct monthly safety meetings with staff and maintain storage and maintenance areas according to company standards.

Qualifications:

To be successful in this role, candidates must meet the following requirements:

  • Education: High school diploma or equivalent.
  • Licensing: Valid driver's license if required for job duties.
  • Experience: Recent experience in residential property maintenance is essential; supervisory experience is preferred.
Knowledge, Skills, and Abilities:

Candidates should possess:

  • Extensive knowledge of carpentry, roofing, and general construction.
  • Excellent communication skills.
Mental and Physical Demands:

This position requires the ability to concentrate on intricate details with moderate interruptions. Candidates must be able to perform light physical tasks, including sitting, standing, walking, and lifting up to 25 pounds. Vision must be adequate for close and distance work.

Working Conditions:

The role is primarily office-based with controlled temperature and lighting, but outdoor activities may require exposure to varying weather conditions.
