About the Role

Key Responsibilities
  • Supervise Maintenance Staff: Assist with supervising the maintenance team for one or more properties, ensuring that all maintenance tasks are completed efficiently and effectively.
  • Coordinate Daily Operations: Schedule and assist with daily operations and after-hours maintenance assignments, ensuring that all tasks are completed on time and to a high standard.
  • Train and Develop Staff: Train maintenance staff and assist with problems beyond their abilities, ensuring that they have the skills and knowledge needed to perform their roles effectively.
  • Manage Inventory and Supplies: Monitor inventory and purchase of maintenance supplies, preparing purchase orders, requisitions, and contracts as needed.
  • Develop and Manage Budgets: Develop and adhere to maintenance budgets, ensuring that all expenses are managed effectively and efficiently.
  • Conduct Inspections and Monitor Progress: Monitor completion of preventive maintenance schedules and conduct apartment and property inspections to ensure that all properties are maintained to the highest standards.
  • Ensure Safety and Compliance: Ensure that all safety practices are used, complying with all company, local, city, state, and federal guidelines.
  • Follow Company Policies and Procedures: Follow Bridge policies and procedures, and comply with Fair Housing, state, and federal laws.
  • Regular Attendance: Regular, on-time attendance is essential for this role.
Requirements
  • Experience and Qualifications: 7-10 years of related building or property maintenance supervisory work experience, with a high school graduate or equivalent.
  • Skills and Abilities: Ability to communicate with residents, co-workers, subordinates, and management, with a working knowledge of electrical, plumbing, painting, masonry, and carpentry, and HVAC systems.
  • Physical Demands: Ability to climb up to 40 feet, with color vision and the ability to hear.
