Job Overview

Position Title: Service Manager I

Role Objective

The role encompasses direct property maintenance, implementation of capital enhancements, and the recruitment and training of service personnel. This position is pivotal in resolving issues and serving as a mentor for the service team.

Reporting Structure

Reports directly to the Property Manager.

Team Management

Oversees Service Technicians, Porters, and General Contractors.

Key Responsibilities

  • Organizes, executes, and delegates work orders while monitoring completion and associated costs.
  • Guides the service team in diagnosing and repairing systems including HVAC, electrical, plumbing, appliances, carpentry, drywall, flooring, and general maintenance.
  • Develops and updates service schedules and work order requests in collaboration with office staff.
  • Establishes a 24-hour on-call rotation for the service department.
  • Recruits, trains, motivates, and supervises team members to meet property operational objectives while adhering to company policies.
  • Conducts regular inspections of the property to identify necessary repairs and communicates these to the office team for tracking.
  • Maintains communication with the Property Manager regarding the status of repairs and service requests.
  • Collaborates with the Property Manager or Assistant Property Manager to schedule make-ready services for vacant units.
  • Manages the move-in and move-out processes, ensuring all locks are re-keyed and conducting pre-move-out inspections.
  • Identifies utility shut-offs and prepares site maps for reference.
  • Schedules and performs routine preventative maintenance on all relevant equipment.
  • Maintains the service shop, keeping an inventory of supplies and equipment in compliance with OSHA standards.
  • Recommends and oversees contracted services, ensuring quality standards are met.
  • Directs team members in the upkeep of buildings, including cleaning and outdoor maintenance.
  • Acts as a role model for service personnel by adhering to company procedures and maintaining a professional appearance.
  • Performs additional duties as necessary.

Qualifications

  • High School Diploma / GED required; Technical School Certification preferred.
  • Minimum of five years of experience in a multifamily environment.
  • HVAC certification required.
  • Universal CFC certification required.
  • CAM-T certification preferred.
  • Proven skills in HVAC, plumbing, electrical work, appliance repair, carpentry, landscaping, or pool operation.
  • Familiarity with OSHA safety regulations.
  • Strong time management and prioritization abilities.
  • Effective written communication skills for drafting reports and responding to correspondence.
  • Experience in team supervision, mentoring, and coaching.
  • Excellent verbal communication skills with residents and staff.
  • Exceptional customer service skills, with the ability to interact with clients with professionalism and patience.
  • Valid driver's license and insured vehicle required, with the ability to travel between properties.
