Job Summary

We are seeking an experienced Senior Preconstruction Manager to lead our preconstruction process, ensuring successful execution and completion of projects. This individual will participate in marketing, business acquisition, and business development, and manage preconstruction services on our largest and most complex projects.


Key Responsibilities

Safety

  • Implement and ensure compliance with our safety program
  • Stop work if unsafe conditions are identified
  • Promote a strong project safety culture with all employees and trade partners


Pre-construction & Estimating

  • Collaborate with operations to ensure successful preconstruction process execution
  • Manage relationships with key clients and design team contacts
  • Estimate and analyze proposals, including market and regional conditions, historical data, and subcontractor input
  • Develop and maintain an updated company estimating and preconstruction services manual
  • Provide complete preconstruction services to clients and operations with minimal oversight
  • Prepare and analyze proposals to include current market and regional conditions, historical data, material escalation, internal estimate, and subcontractor input
  • Successfully manage the design and preconstruction phase with all stakeholders
  • Understand construction drawings and specifications and identify missing elements
  • Competence in project scheduling, phasing, and logistical planning
  • Monitor and ensure timely completion of critical preconstruction activities
  • Maintain positive relationships with owners, design team, and Lueder personnel
  • Communicate with the design team during design phases and review design documents
  • Prepare budget/estimate for staffing and general conditions for projects
  • Participate in preconstruction planning meetings
  • Utilize historical cost data, current market conditions, unit pricing information, building type and size, and local area knowledge to prepare conceptual estimates and accurate project budgets
  • Manage estimates coinciding with each significant design development phase
  • Prepare bid packages in compliance with Lueder procedures, specifications, and contract terms/requirements
  • Perform constructability reviews to identify design coordination issues, omissions, or problems with the plans and specs
  • Perform life cycle cost analysis and value analysis studies to evaluate materials, systems, and innovative methods


Business Development

  • Assist in or lead project proposals and presentations
  • Assist with client sales calls and other tasks requested by Marketing
  • Pursue potential projects that meet our project selection criteria
  • Manage and expand existing clients, key industry influencers, and organizations to generate pipeline opportunities
  • Develop sustainable and long-term business relationships with key clients, architects, interior designers, owner's reps, and consultants
  • Presentation and interviews with clients, including strategic preparation
  • Provide support to Marketing and Business Development as required
  • Prepares and executes project win strategies by preparing for interviews and leading internal and external presentations of estimates and proposals
  • Create and maintain working relationships with owners, architects, vendors, governing authorities, subs, and the general public


Qualifications

  • Construction estimating, cost management, and budgeting skills
  • 8-10 years of extensive project management construction experience
  • Ability to negotiate contracts and work collaboratively with architects and subcontractors
  • Strong communication and leadership skills
  • Ability to analyze and manage project risk
  • Familiarity with relevant software and tools such as Bluebeam and Procore
  • Destini Software experience is a plus
  • Bachelor's degree in Construction Management or a related field, or equivalent work experience
